AGENDA ITEM NO. 1: Call to order— Explanation of functions of the Board.
Chairman Goodwin called the meeting to order at 6:00 p.m.
AGENDA ITEM NO. 2: Consideration, possible action and discussion to approve meeting
minutes.

Board Member Burns motioned to approve the meeting minutes. Board Member O'Neill seconded the
motion, which passed (5-0)
AGENDA ITEM NO. 3: Consideration, possible action and discussion ,to approve Absence
Request.

Board Member Davis motioned to approve the absence request. Board Member Burns seconded the
motion, which passed (5-0).
AGENDA ITEM NO. 4: Presentation, possible action, and discussion to consider a building
setback variance for the property located at West Park Addition, Blk 1, Lot 13, generally located
at 114 Park Place which is zoned GS General Suburban. Case # 14-00900263 (J. Cuar6n)
Staff Planner Cuar6n stated that the applicant is requesting a reduction of 8 feet to the 20 -foot rear
setback. The variance was denied at the September 2, 2014 Zoning Board of Adjustment meeting. The
applicant submitted new information and requested a rehearing and was granted at the October 7, 2014
Board meeting. He ended his staff report and stated that staff was recommending denial as all of the
nine criteria for approval have not been met.
There was no discussion amongst the Board.
Chairman Goodwin opened the public hearing.
Tim Krivdo, the application, was sworn in by Chairman Goodwin and spoke in favor of the request.
There was general discussions amongst the Board.
Janet Ridley, 612 Maryem, was sworn, in by Chairman Goodwin and spoke in favor of the request.
Chairman Goodwin closed the public hearing.
Board Member Burns motioned to approve the request due to the special condition: improvements are
to an existing slab; unnecessary hardship being: an inability to repair and improve structure on existing
slab. Board Member Ohendalski seconded the motion.
There was continued discussion amongst the Board.
Board Member Burns amended his motion to include the limitation of a 12 -foot rear setback. Board
Member Ohendalski seconded the amended motion. Board voted (5-0) for approval.
AGENDA ITEM NO. 5.: Public hearing, presentation, possible action, and discussion to
consider a variance for an accessory living quarters for the property A-901 Thomas Carruthers,
Trace 25.5, 36.829 acres and adjoining 52 acres, generally located at 1199 HaywoodDrive which
is zoned R Rural. Case # 14-00900261 (M. Bombeck)
Staff Planner Bombeck presented the staff report and stated that the applicant is requesting a 25%
variation from the Accessory Use Provision. He ended his staff report by saying that staff was
recommending denial of the request due to the applicant not providing evidence that there is a physical
condition that will deprive them of the reasonable use of their property.
There was general discussions amongst the Board.
Chairman Goodwin opened the public hearing.
Mike Genry, 1515 Emerald Plaza, College Station, Texas was sworn in by Chairman Goodwin and
spoke in favor of the request.

Chairman Goodwin closed the public hearing.
Board Member Burns motioned to grant the variance due to the special condition: structures are located
on approximately 100 acres of rural property; and hardship being construction of hallway causing
drainage problems and danger to existing trees; and the limitation that accessory living quarters shall be
increased to 50% of the area of the principal structure (from 25%). Board Member O'Neill seconded
the motion, which passed (5-0).
AGENDA ITEM NO. 6: Consideration and possible action on future agenda items -- A Zoning
BoardMember may inquire about a subject for which notice has not been given. A statement of
specific factual information or the recitation of existing policy may be given. Any deliberation
shall be limited to a proposal to place the subject on an agenda for a subsequent meeting.
There were no items discussed.
