That, YOUNG BROTHERS, INC. 41, a Texas Corporation, GRANTOR, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, and for otherood and valu-
able consideration, in hand paid to GRANTOR by the CITY OF
COLLEGE STATION, TEXAS, the receipt of which is hereby acknowl-
edged, has GRANTED, SOLD and CONVEYED and by these presents does
GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a
Texas Municipal Corporation, certain rights and interests in the
nature of a perpetual EASEMENT on and through the following
described property:
All that certain tract or parcel of land lying and
being situated in the S.W. Robertson Survey, Abstract
No. 202 , in College Station, Brazos County, Texas,
being a part of that 1152 . 60 acre tract conveyed to
Young Brothers, Inc. , Contractors by deed recorded in
Volume 1238, Page 179 of the Official Records of Brazos
County, Texas.
Provided, however, that this conveyance shall
herein specified only as to that grant the rights

gular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or to claim same, or any
part thereof.

All that certain tract or parcel of land lying and being situated in the S.W.
Robertson Survey, Abstract No. 202, in College Station, Brazos County, Texas,
being a part of that 1152.60 acre tract conveyed to Young Brothers, Inc.,
Contractors by deed recorded in Volume 1238, Page 179 of the Official Records
of Brazos County, Texas, being an easement twenty feet (20') in width lying ten
feet (10') each side of the following described centerline:
Commencing in the northeast line Pebble Creek phase 1A addition to the City of
College Station, Texas, according to plat of record in Volume 1224, Page 559 of
the Official Records of Brazos County, Texas, at the intersection of said
northeast line and an existing 18" Sanitary Sewer, S 39' 34' 29" E - 866.4 feet
from the most northerly corner of the said Pebble Creek phase 1A.
Thence through the said Young Brothers, Inc. tract along the existing
sanitary sewer as follows: 18"
S 86° 12' 18" E - 651.9 feet;
S 86° 56' 47" E - 509.5 feet;
N88' 33' 50" E - 615.8 feet;
S 60' 25' 38" E - 2141.2 feet;
S 85° 17' 51" E - 936.5 feet to the Point of Beginning of this easement;
Thence N 28' 19' 33" W -
608.1 feet continuing through the said Young
Brothers, Inc. tract to the end of this easement.
