That, KERRY COOPER and MARYVONNE L. COOPER, his wife,
GRANTORS, of the County of Brazos, State of Texas, for and
in consideration of the payment of TEN and NO/100 DOLLARS,
and other good and valuable consideration, in hand paid to
GRANTOR by the CITY OF COLLEGE STATION, TEXAS, the receipt
off which is hereby acknowledged, have GRANTED, SOLD and CON-
VEYED and by these presents do GRANT, SELL, and CONVEY unto
the said CITY OF COLLEGE STATION, a Texas Municipal Corpora-
tion, certain rights and interests in the nature of a per-
petual EASEMENT on and through the following described
property:
All that certain 0. 073 acre tract or parcel of
land, being a 20 ' wide drainage easement and being
a portion of Lots 2 and 3, Block Eleven, Woodcreek
Section Two, as shown by plat recorded in VOLUME
750, PAGE 347 of the Official Records of Brazos
county, Texas;
provided, however, that this conveyance shall grant the
rights herein specified only as to that portion of the above
described property more
particularly
width, and centerline ontheattacheddExhibitdt "by cknnownas,
the "Easement Area", and any additional area outside the
easement area necessary to install and attach equipment, guy
wires, and anchors necessary and incident to the uses of the
Easement Area.
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct
drainage ditches, drainagen � modify, and remove
all other
structures, surface and subsurfaces; upon, over,drand aae
said property as herein described and any ways, streetscross

roads, or alleys abutting same;

ment area or on adjoining property of GRANTOR, which might
interfere with or threaten the operation and maintenance
of
any public utility equipment, accessories, or operations.
It is understood and agreed that any and all equipment and
facilities placed upon said property shall remain thero -
erty of GRANTEE.

Metes and bounds description of all that certain 0.073 acre tract of
parcel of land, being a 20' wide drainage easement and being a portion of Lots
2 and 3, Block Eleven, Woodcreek Section Two, as shown by plat recorded in
VOLUME 750, PAGE 347, of the Official Records of Brazos County, Texas, said
0.073 acre tract being more particularly described as follows:
COMMENCING at the most southwesterly corner of said Lot 3, and lying in
the east right-of-way line of Waterford Drive.
THENCE N 03° 23' 01" W - 45.33 feet with said right-of-way line to a point
for the PLACE OF BEGINNING.
THENCE N 03° 23' 01" W - 22.94 feet with said right-of-way line to a point
for corner. The beginning of a right-of-way curve to the left bears N 03° 23'
01" W - 18.50 feet.
THENCE N 57° 18' 12" E - 90.46 feet across said Lot 3 and Lot 2 to a point
for corner.
THENCE N 06° 42' 08" W - 20.18 feet across said Lot 2 to a point for
corner.
THENCE N 41° 02' 36" E - 47.29 feet to a point for corner in the east line
