CRAWFORD BURNETT LEAGUE, ABSTRACT NO. 7
COLLEGE STATION, BRAZOS COUNTY, TEXAS
Metes and bounds description of all that certain 0.160 acre (6970 square
foot) tract or parcel of land, lying and being situated in the Crawford Burnett
League, Abstract No. 7, and being a portion of that same called 2.49 acre tract
conveyed from Robert L. Nicholson, Trustee, to Southwest Savings Association,
as described by deed recorded in VOLUME 1064, PAGE 766, of the Official Records
of Brazos County, Texas, said 0.160 acre tract being more particularly
described as follows:
BEGINNING at the west corner of said called 2.49 acre tract, at the
intersection of the southwest line of said tract and the southeast right-of-way
line of FM 2818. A found concrete right-of-way marker bears S 56° 59' 49" W at
a distance of 457.74 feet.
THENCE N 56° 59' 49" E for a distance of 42.46 feet with said right-of-way
line to ncrete right-of-way marker found for angle point.
THENCE N 58° 40' 21" E for a distance of 345.85 feet with said right-of-
way line to a point for corner, being also the west corner of Tract "E",
Southwood Valley, Section 30, as shown by plat recorded in VOLUME 508, PAGE
571, of the Deed Records of Brazos County, Texas. A found concrete right-of-
way marker bears N 58° 40' 21" E at a distance of 154.11 feet.
THENCE S 48° 52' 19" E for a distance of 20.98 feet with the common line
between id called 2.49 acre tract and said Tract "E" to a point for corner.
THENCE S 58° 40' 21" W for a distance of 310.07 feet parallel to and 20
feet southeast of said FM 2818 right-of-way line, to a point for corner.
THENCE N 31° 19' 39" W for a distance of 10.00 feet to a point for
corner.

THENCE S 58° 40' 21" W for a distance of 41.96 feet, parallel to and 10
feet southeast of said FM 2818 right-of-way line to a point for angle point.
THENCE S 56° 59' 49" W for a distance of 39.61
