All that certain tract or parcel of land lying and
being situated in the Crawford Burnett League in
College Station, Brazos County, Texas, being a
part of that 11.23 acre tract conveyed to Dorothy
B. McCrory by deed recorded in Volume 428, Page
442 of the Deed Records of Brazos County, Texas,
and being more particularly described as follows:
Beginning at an iron rod set at the most northerly
corner of that 1. 12 acre tract conveyed to the
City of College Station by deed recorded in Volume
1199, Page 509 of the Official Records of Brazos
County, Texas, in the southwest line of that 1.74
acre tract conveyed to the City of College Station
by deed recorded in Volume 488, Page 210 of the
Deed Records of Brazos County, Texas, N 28°28'48"
W - 134. 24 feet from an iron rod found in the
northwest line of FM 2818 at the common corner of
the said 1.74 acre tract and the said 1. 12 acre
tract.
Thence N 28 °28 '48" W - 140.76 feet along the
southwest line of the said City of College Station
1. 74 acre tract to an iron rod set at the most
westerly corner of same;
Thence S 61°31'12" W - 140. 05 feet through the
said Dorothy B. McCrory tract to an iron rod set
in the southeast line ofrCamelot section four
addition to the City of CollegeStation, Texas,
according to plat of record in Volume 343, Page
701 of the Deed Records of Brazos County, Texas;
Thence S 9°24'36" W - 178. 36 feet along the
southeast line of Camelot section four to an iron
rod set at the most southerly corner of this tract
which is the northwest corner of the said City of
College Station 1. 12 acre tract;

RESERVATIONS FROM AND EXCEPTIONS
TO CONVEYANCE AND WARRANTY:
1. Mineral Reservation as set out in
Deed dated July 1, 1968 from C. M. R. Deacon et ux
to Dorsey E. McCrory, recorded in Volume 271, Page
259 of the Deed Records of Brazos County, Texas.
2 . Royalty reservation as set out in
deed dated May 25, 1961, from P. G. Longmire to
Roy William Kelley, recorded in Volume 211, Page
615 of the Deed Records of Brazos County, Texas.
SAVE AND EXCEPT All of the oil, gas, and other
minerals in, on, or under the above-described
tract or parcel of land, which minerals are hereby
reserved to the Grantor/Seller, PROVIDED, that no
drilling or other activities for the production of
such oil, gas and other minerals shall ever be
conducted upon the surface of the said tract, it
being the intention of the parties that any min-
eral production or development activity shall take
place solely by virtue of drilling or other opera-
tions on adjacent lands, and Grantor/Seller hereby
waives any and all rights to use the said surface
estate for such purposes, or for ingress or egress
to the site of any such operations, in perpetuity,
this provision to be binding and effective as to
the successors, heirs, and assigns of each party
hereto.
GRANTOR, for the consideration and subject to the reserva-
tions from and exceptions to conveyance and warranty,
GRANTS, SELLS, and CONVEYS to GRANTEE the
with all and singular the rights and appurtenances trnpncey,thtogether
in anywise belonging, to have and hold t

GRANTEE'S heirs, executors, administrators, successors, or
assigns forever. GRANTOR binds GRANTOR and GRANTOR's heirs,
executors, administrators, successors, and assigns against
every person whomsoever lawfully claiming or to claim the
same or any part thereof, except as to the reservations from
and exceptions to conveyance and warranty.

clude the plural.
