That, BOBBIE JO ALEXANDER, Trustee of the Bobbie Jo Alexander Trust,
GRANTOR, of the County of Washington, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, cash, and other good and valuable
consideration, in hand paid to GRANTOR by the CITY OF COLLEGE STATION,
TEXAS, the receipt of which is hereby acknowledged, has GRANTED, SOLD and
CONVEYED and by these presents does GRANT, SELL, and CONVEY unto the said
CITY OF COI J,EGE STATION, a Texas Municipal Corporation, certain rights and
interests in the nature of a perpetual EASEMENT on and through the following described
property:
Being a 0.04 acre tract or parcel of land lying and being situated in the
Crawford Burnett League, A-7, City of College Station, Brazos County, Texas
and being a portion of a 2.33 acre tract of land conveyed to Bobbie Jo
Alexander Trust by Tonkawa, Ltd. in a deed dated October 30, 1985, and
recorded in Volume 836, Page 454 Deed Records of Brazos County. Said
2.33 acre tract being the same tract of land conveyed to Tonkawa, Ltd. by
Edsel G. Jones in a deed dated October 1, 1984, and recorded in Volume
733, Page 295 Deed Records of Brazos County and also being the same tract
of land conveyed to Edsel G. Jones by Eddie Chew, Jr. and a wife Betty, and
Odesser Haynes in a deed dated October 1, 1984, and recorded in Volume
728, Page 772 Deed Records of Brazos County.
Provided, however, that his conveyance shall grant the rights herein specified
that portion of the above described roe P only as to

bounds on the attached Exhibit "A", known as the "Easement
area outside the easement area necessary to install aatach quip ent necessary
andincident to the uses of the Easement Area. and
To install, and thereafter use, operate, inspect, repair, maintain, reconstruct, modify, and

upon, over and across said property as herein described and any ways, streets,
alleys abutting same, and to cut, trim and control the growth of trees and

accessories, or operations. It is understood and agreedthatany and allublic equipment

facilities placed upon said property shall remain the property of GRANTEE. and

upon request.
It is expressly understood that the GRANTOR

TO HAVE AND TO HOLD the rights and interests herein described unto the CITY OF
COLLEGE STATION, TEXAS, and its successors and assigns, forever, and GRANTOR
does hereby bind herself, her heirs, executors and administrators, to warrant and forever
defend, all and singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS and its successors and assigns, against every person whomsoever
lawfully claiming, or to claim same, or any part thereof, by, through, and under me but not
otherwise.

COLLEGE STATION, BRAZOS COUNTY, TEXAS
Metes and Bounds Description of all that certain 0.04 acre (1786 square
foot) tract or parcel of land, lying and being situated in the Crawford Burnett
League, Abstract No. 7, College Station, Brazos County, Texas, being a 20 foot
wide utility easement, and being a portion out of that same 2.33 acre tract
conveyed from Tonkawa, Ltd. to Bobbie Jo Alexander Trust as described by deed
recorded in VOLUME 836, PAGE 454, of the Official Records of Brazos County,
Texas, said 0.04 acre tract being more particularly described as follows:
COMMENCING at an 1/2" iron rod found marking the south corner of said 2.33
acre tract also being the intersection of the northeast right-of-way of
Wellborn Road and the northwest right-of-way of Holleman Drive.
THENCE N 62° 27' 40" along the northwest right-of-way of Holleman Drive
for a distance of 46.57 feet to an 1/2" iron rod found marking the beginning of
a curve to the left.
THENCE continuing northeasterly along said curve and the northwest right-
of-way of Holleman Drive for an arc distance of 98.09 feet (Curve Data:
central angle = 6° 04' 34", radius = 924.94 feet, tangent = 49.09 feet) the
chord bears N 59° 25' 23" E for a distance of 98.04 feet with said right-of-way
to a point for the PLACE OF BEGINNING.
THENCE continuing northeasterly along said curve and the northwest right-
of-way of Holleman Drive for an arc distance of 22.09 feet (Curve Data:
central angle = 1° 22' 06", radius = 924.94 feet, tangent = 11.05 feet), the
chord bears N 55° 42' 03" E for a distance of 22.08 feet to a point for corner.
THENCE N 9° 10' 31" W for a distance of 74.73 feet to a point for corner.
THENCE N 59° 40' 36" W for a distance of 33.76 feet to a point for corner
in the wall of an existing structure.
THENCE S 27° 57' 11" E for a distance of 27.65 feet with said wall line to
a point for corner.
THENCE S 62° 02' 49" W for a distance of 6.42 feet with said wall line to
a point for corner.
