That K.C. MORGAN and ATHA LEE MORGAN, his wife, GRANTORS, of
the County of Brazos and State of Texas, for and in consideration
of the sum of TEN and NO/100 ($10 . 00 ) DOLLARS and other valuable
consideration to the undersigned paid by the GRANTEE herein
named, the receipt of which is hereby acknowledged, have GRANTED,
SOLD AND CONVEYED, and by these presents do GRANT, SELL AND
CONVEY unto the CITY OF COLLEGE STATION, a Texas Municipal
Corporation, of the County of Brazos and State of Texas, all of
the following described real property in Brazos County, Texas,
to-wit:
All that certain tract or parcel of land lying and be-
ing situated in the Morgan Rector League in College
Station, Brazos County, Texas, being a part of Lot 1
and Lot 2 of Lake View Acres, an addition to the City
of College Station, Texas, according to plat of record
in Volume 128, Page 300 of the Deed Records of Brazos
County, Texas, and a part of those tracts conveyed to
K.C. Morgan, et ux by deeds recorded in Volume 166,
Page 543 and Volume 246, Page 529 of the Deed Records
of Brazos County, Texas, and being more particularly
described as follows :
Beginning at an iron rod found in the northwest line of
Miller' s Lane at the most easterly corner of the said
Morgan tracts which is also the most southerly corner
of that 1 . 00 acre tract described by Contract of Sale
to David Keese recorded in Volume 405, Page 794 of the
Deed Records of Brazos County, Texas.
Thence S 42 degrees 56 ' 48 " W - 677 . 14 feet along the
northwest line of Miller' s Lane to a concrete right-
of-way marker found at the intersection of the north-
west line of Miller' s Lane and the north line of Texas
Avenue;
Thence S 89 degrees 17 ' 17 " W - 23. 28 feet along the
north line of Texas Avenue to an iron rod set for cor-
ner;
Thence N 43 degrees 04 ' 05 " E - 692 . 71 feet through the
said Morgan tracts to a point for corner in the line
between the said Morgan tracts and the said Keese
tract;
Thence S 48 degrees 56 ' 30 " E - 15 . 39 feet along the
line between the said Morgan tracts and the said Keese
tract to the Point of Beginning and containing 11 , 029
square feet of land more or less.

TO HAVE AND TO HOLD the above described premises, together
with all and singular the rights and appurtenances thereto in
anywise belonging, unto the said GRANTEE, its successors and
assigns forever; and GRANTORS do hereby bind themselves, their
heirs, executors and administrators to WARRANT and FOREVER DEFEND
all and singular the said premises unto the said GRANTEE, its
successors and assigns, against every person whomsoever lawfully
claiming or to claim the same or any part thereof.
