KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS )
That, CARRARA PARTNERSHIP, a Texas General Partnership, GRANTOR,
of the County of Brazos, State of Texas, for and in consideration
of the payment of TEN and NO/100 DOLLARS, and other good and
valuable consideration, in hand paid to GRANTOR by the CITY OF
COLLEGE STATION, TEXAS, the receipt of which is hereby acknowl-
edged, has GRANTED, SOLD and CONVEYED and by these presents does
GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a
Texas Municipal Corporation, certain rights and interests in the
nature of a perpetual EASEMENT on and through the following de-
scribed property:
Being a strip of land in the J.W. Scott
League in Brazos County, Texas, twenty
(20) feet in width through that 113 .36
acre tract conveyed to the Carrara Part-
nership by deed recorded in Volume 586,
Page 488 of the Deed Records of Brazos
County, Texas;
provided, however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and cen-
terline on the attached Exhibit "A" ,

Being a strip of land in the J.W. Scott League in Brazos County,
Texas, twenty (20) feat in width through that 113 . 36 acre tract
conveyed to the Carrara Partnership by deed recorded in Volume
586 , Page 488 of the Deed Records of Brazos County, Texas , and
lying twenty (20) feet on the right side of the following
described centerline:
Beginning at the most northerly corner of said 113 . 36 acre tract ,
said corner being located in the westerly right-of-way line of
F.M. #158 .
Thence S 74 50 ' 51" E 203 .3 along the westerly right-of-way line
of F.M. #158 to an angle point in said easement;
Thence S 69 28 ' 51" E - 196 .0 feet along the westerly right-of-way
line of F.M. #158 to an angle point in said easement;
Thence S 63 54 ' 56" E - 312.0 feet along the westerly right-of-way
line of F.M. #158 to an angle point in said easement;
Thence S 61 03 ' 07 " E - 253 .8 ' along the westerly right-of-way
line of F.M. #158 to the ending point of this easement , same
point being the most easterly corner of said 113 . 36 acre tract .
