That, UNITED SAVINGS ASSOCIATION OF TEXAS, a Texas Corporation, GRANTOR, of the
County of Travis, State of Texas, for and in consideration of the payment of
TEN and NO/100 DOLLARS, and other good and valuable consideration, in hand paid
to GRANTOR by the CITY OF COLLEGE STATION, TEXAS, the receipt of which is
hereby acknowledged, has GRANTED, SOLD and CONVEYED and by these presents does
GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a Texas
Municipal Corporation, certain rights and interests in the nature of a
perpetual EASEMENT on and through the following described property:
All that certain tract or parcel of land lying and being
situated in the Richard Carter League in College Station,
Brazos County, Texas, being a part of that 65.263 acre tract
conveyed to Bert Wheeler's Inc. , by deed recorded in Volume
411, Page 597 of the Deed Records of -Brazos County, Texas.
Provided, however, that this conveyance shall grant the rights herein specified
only as to that portion of the above described

described by metes and bounds on the attached Exhibit "A" , known laslathe
"Easement Area", and any additional area outside the easement area necessary to
install and attach equipment, guy wires, and anchors necessary and incident to
the uses of the Easement Area.
To erect, construct, install , and thereafter use, operate, inspect, repair,
maintain, reconstruct, modify, and remove the following:
Electric transmission and distribution lines;
Water lines and sanitary sewer lines, connecting
lines, access facilities, and related equipment;
Storm sewers and collection facilities;
Television, telephone, and communication lines;
Drainage ditches, drainage pipes and all other
drainage structures, surface and subsurface;
upon, over, and across said property as herein described and any ways, streets,
roads, or alleys abutting same; and to cut, trim and control the
trees and other vegetation on and in the easement area or on adjoining property
of GRANTORS, which might interfere with or threaten the operation growth of

College Station, Texas
All that certain tract or parcel of land lying and being situated in the Richard
Carter League in College Station, Brazos County, Texas, being a part of that 66.17
acre tract conveyed to United Savings Association of Texas by deed recorded in
Volume 968, Page 830 of the Deed Records of Brazos County, Texas, and being more
particularly described as follows:
Beginning at an iron rod found in the northwest right-of-way line of State High-
way No. 30 at the common corner of the said United Savings Association of Texas
tract and the Harvey Road East Subdivision of College Station, Texas, as described
by plat recorded in Volume 688, Page 253 of the Official Records of Brazos County,
Texas.
Thence N 42° 29' 45" E - 73.40 feet along said right-of-way line to a broken con-
crete right-of-way marker found at an angle point;
Thence N 47° 30' 15" W - 15.00 feet along an offset in said right-of-way line;
Thence N 42° 29' 45" E - 793.17 feet continuing along said right-of-way line to
the most easterly corner of this easement;
Thence N 47° 30' 15" W - 25.00 feet to the most northerly corner of this easement;
Thence S 42° 29' 45" W - 74.25 feet parallel to and 25 feet from said right-of-way
line to an angle point;
Thence N 59° 02' 32" W - 59. 79 feet;
Thence S 30° 57' 23" W - 20.00 feet;
Thence S 59° 02' 32" E - 55. 70 feet;
Thence S 42° 29' 45" W - 723.51 feet parallel to and 25 feet from said right-of-
way line;
