TION, a Texas Municipal Corporation, certain rights and interests
in the nature of a perpetual EASEMENT on and through the follow-
ing described property:
Being all that certain tract or parcel of land
lying and being situated in the CRAWFORD BUR-
NETT LEAGUE, in College Station, Brazos County,
Texas and being a portion of a 3.41 acre tract
called Tract A, Block 55, SOUTHWOOD VALLEY SEC-
TION 24A as recorded in Volume 805, Page 221 of
the Official Records of Brazos County, Texas.
Provided, however, that this conveyance shall grant the rights

College Station, Texas
Being all that certain tract or parcel of land lying and being
situated in the CRAWFORD BURNETT LEAGUE, in College Station,
Brazos County, Texas and being a portion of a 3.41 acre tract
called Tract A, Block 55, SOUTHWOOD VALLEY SECTION 24A as
recorded in Volume 805 , Page 221 of the Official Records of
Brazos County, Texas and being more particularly described by
metes and bounds as follows:
COMMENCING: at a i.-inch iron rod found marking the most
northerly corner of said Tract A, Block 55 of SOUTHWOOD VALLEY,
SECTION 24A, said iron rod also being in the southwest
right-of-way line of Welsh Avenue (based on a 70' width) ;
THENCE: 8.04 feet in a southeasterly direction and
counter-clockwise along the arc of a curve in said Welsh Avenue,
said curve having a central angle of 0° 26' 42", a radius of
1035.00 feet, a tangent of 4.02 feet and a chord distance of 8.04
feet to the Point of Tangency;
THENCE: S 47° 51 ' 35" E for ,a distance of 46.46 feet along said
Welsh Avenue line;
THENCE: S 40° 22' 00" W for a distance of 15.01 feet to the
POINT OF BEGINNING;
THENCE: S 47° 51 ' 35" E for a distance of 20.01 feet for corner;
THENCE: S 40° 22 ' 00" W for a distance of 160.25 feet for
corner;
THENCE: N 47° 51 ' 35" W for a distance of 20.01 feet for corner;
THENCE: N 40° 22' 00" E for a distance of 160.25 feet to the
POINT OF BEGINNING and containing 3205 square feet of land, more
or less.
