That, REPUBLICBANK A&M, a Texas corporation, GRANTOR, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, and other good and valuable
consideration , in hand paid to GRANTOR by the CITY OF COLLEGE
STATION, TEXAS, the receipt of which is hereby acknowledged , has
GRANTED, SOLD and CONVEYED and by these presents does GRANT,
SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a Texas
Municipal Corporation, certain rights and interests in the nature
of a perpetual EASEMENT on and through the following described
property:
Being a strip of land in the Robert Stevenson
League in Brazos County, Texas, twenty five (25 ' )
feet in width through that 54. 99 acre tract
conveyed to Tex-J Ranches, by deed recorded in
Volume 753, Page 25 of the Deed Records of Brazos
County, Texas.
Provided, however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by
centerline on the attached Exhibit "A" , known

ROBERT STEVENSON LEAGUE
BRAZOS COUNTY, TEXAS
9 APRIL 1985
Being a strip of land in the Robert Stevenson League in Brazos County,
Texas, twenty five (25 ' ) feet in width through that 54.99 acre tract
conveyed to Tex-J Ranches , Inc . by deed recorded in Volume 753, Page
25 of the Official Records of Brazos County, Texas, and lying twelve
and one-half ( 12 . 5 ' ) feet each side of the following described
centerline:
Beginning in the northwest line of the said Tex-J Ranches, Inc. 54. 99
acre tract which is also the southeast line of Rock Prairie Road, at a
point located N 48 degrees 27 ' 51 " E - 241 . 6 feet from the most
westerly corner of the said Tex-J Ranches, Inc. tract in the northeast
right-of-way line of State Highway No. 6.
Thence S 21 degrees 49 ' 23 " E - 428 . 2 feet through the said Tex-J
Ranches, Inc. tract to the end of this easement in the southeast line
of the said Tex-J Ranches, Inc. tract and the northwest line of the
Ida Mae Lee 103 acre tract described by deed recorded in Volume 138,
Page 453 of the Deed Records of Brazos County, Texas, at a point
located N 40 degrees 55 ' 21" E - 168. 5 feet from an iron rod found in
the northeast right-of-way line of State Highway No. 6 at the common
corner of the said Tex-J Ranches, Inc. tract and the said Ida Mae Lee
tract .
