KNOW ALL MEN BY THESE PRESENTS :
COUNTY OF BRAZOS )
THAT, AREA PROGRESS CORPORATION, GRANTOR, of the County of
Brazos, State of Texas, for and in consideration of the payment
of TEN and NO/100 DOLLARS, cash, and other good and valuable
consideration, in hand paid to GRANTOR by the CITY OF COLLEGE
STATION, TEXAS, the receipt of which is hereby acknowledged , has
GRANTED, SOLD and CONVEYED and by these presents does GRANT,
SELL , and CONVEY unto the said CITY OF COLLEGE STATION, a Texas
Municipal Corporation, certain rights and interests in the nature
of a perpetual EASEMENT on and through the following described
property:
Being a strip of land in the S.W. Robertson Survey
in Brazos County, Texas, twenty-five feet (25 ' ) in
width through that 172 .81 acre tract conveyed to
Area Progress Corporation by deed recorded in
Volume 822, Page 836 of the Official Records of
Brazos County, Texas.
Provided, however, that this conveyance shall
grant the rights

unto the CITY OF COLLEGE STATION, TEXAS, and its successors and
assigns, forever, and GRANTOR does hereby bind itself, its
successors and assigns, to warrant and forever defend , all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or to claim same, or any
part thereof.

AREA PROGRESS CORPORATION TRACT
S .W. ROBERTSON SURVEY
BRAZOS COUNTY, TEXAS
17 JULY 1986
Being a strip of land in the S . W. Robertson Survey in Brazos
County, Texas , twenty five feet ( 25 ' ) in width through that
172 .81 acre tract conveyed to Area Progress Corporation by deed
recorded in Volume 822 , Page 836 of the Official Records of
Brazos County, Texas, and lying twelve and one-half feet ( 12 . 5 ' )
each side of the following described centerline:
Beginning in the northwest line of the said Area Progress
Corporation tract which is also the southeast line of Green ' s
Prairie Road, at a point located N 43° 04 ' 02" E - 400 .45 feet
from an iron rod found at the most westerly corner of the said
Area Progress Corporation tract .
Thence through the said Area Progress Corporation 172 .81 acre
tract parallel to and twelve and one-half feet from the proposed
new right-of-way line of State Highway No. 6 as follows :
S 3° 03 ' 56" E - 141 .88 feet to an angle point;
S 49° 24' 06" E - 470.66 feet to an angle point;
S 40° 08 ' 06" E - 628 . 00 feet to the end of this easement in the
southeast line of the said Area Progress Corporation 172.81 acre
tract, at a point located N 42° 07 ' 45" E - 197.05 feet from the
most southerly corner of the said Area Progress Corporation tract
in the northeast line of State Highway No. 6.
