KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS )
THAT, M. R. LANE, INC. , a Texas Corporation, GRANTOR, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, cash, and other good and valu-
able consideration, in hand paid to GRANTOR by the CITY OF
COLLEGE STATION, TEXAS, the receipt of which is hereby acknowl-
edged , has GRANTED, SOLD and CONVEYED and by these presents does
GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a
Texas Municipal Corporation, certain rights and interests in the
nature of a perpetual EASEMENT on and through the following de-
scribed property:
Being a 20 foot wide strip or parcel of
land , lying and being situated in the
Morgan Rector Survey, Abstract No. 46,
and being a part of the 2. 503 acre tract
as described by deed to M. R. Lane,
Inc. , and being recorded in Volume 678 ,
Page 103, of the Deed Records of Brazos
County, Texas.
Provided, however, that this conveyance shall
grant
herein specified only as to that portion of the abovehdescrribed
property more particularly described by course, width, and cen-
terline on the attached Exhibit "A" , known as the "Easement
Asary to rea" , and any additional area outside the easement area neces-

To erect, construct, install ,

unto the CITY OF COLLEGE STATION, TEXAS, and its successors and
assigns , forever, and GRANTOR does hereby bind itself, its suc-
cessors and assigns, to warrant and forever defend , all and sin-
gular , these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or to claim same, or any
part thereof.

Field notes of a 20 foot wide strip or parcel of land, lying and being
situated in the Morgan Rector Survey, Abstract No. 46, and being a part of
the 2. 503 acre tractus described by deed to M. R. Lane, Inc. , and being
recorded in Volume 678, Page 103, of the Deed Records of Brazos County, Texas ,
said 20 foot wide public utility easement being 10 feet on each side of the
following described centerline:
BEGINNING at a point in the northwest line of the said 2.503 acre tract
and being located N 45° 03' 36" E 10. 00 feet from a 1/2 inch iron rod found
in the northeast right-of-way line of Texas Avenue marking the west corner
of the said 2. 503 acre tract;
THENCE S 45° 07' 36" E parallel with and 10.00 feet from the southwest
line of the said 2.503 acre tract, same being the northeast right-of-way line
of Texas Avenue for a distance of 232.87 feet to the end of this 20 foot wide
public easement, said point being located in the southeast line of the said
2. 503 acre tract and also being located N 45° 05' 40" E 10.00 feet from a
1/4 inch iron rod found marking the south corner of the said 2,503 acre tract.
