of the County of Brazos and State of Texas for and in
consideration of the sum of

and other valuable consideration to the undersigned paid by the grantee herein named, the receipt of which
is hereby acknowledged,

lGRANTED, SOLD AND CONVEYED, and by these presengaralGRANT, SELL AND CONVEY unto
the CITY OF COLLEGE STATION, a Texas Municipal Corporation,
of the County of Brazos and State of Texas , all of
the following described real property in Brazos County, Texas, to-wit:
Being all that certain 0.72 acre tract lying and being situated in
the Morgan Rector League, Abstract No. 46 , College Station, Brazos
County, Texas, and being a portion of that same 6.34 acre tract con-
veyed by James E. Jett, Trustee, to J. Garland Watson, Inc . , by deed
recorded in Volume 657 , Page 638 of the Deed Records of Brazos County,
Texas, and being more particularly described by metes and bounds as
follows :

COMMENCING at the west corner of Lot 19 , Richards subdivision , as
shown by a plat recorded in Volume 137 , Page 25 of the Deed Records of
Brazos County, Texas;
THENCE N 46° 00 ' 55" W for a distance of 329 . 55 feet to a 1/2"
iron rod found for the PLACE OF BEGINNING, said iron rod lying in the
centerline of the proposed Holleman Drive right-of-way;
THENCE N 44° 56' 55" E with the aforementioned centerline for a
distance of 462. 49 feet to a 1/2" iron rod found for the beginning of a
curve to the right;
THENCE N 57° 24 ' 47" E with the aforementioned centerline for a
distance of 431 .67 feet along chord of said curve having a central
angle of 24° 55' 44" and a radius of 1000 .00 feet to a 1/2" iron rod
found for end of curve and corner;
THENCE S 44° 55' 05" E for a distance of 38 .70 feet to a 1/2" iron
rod found for corner and the beginning of a curve to the left, said
iron rod lying on the southeast right-of-way of the proposed Holleman
Drive right-of-way;
THENCE S 57° 53 ' 42" W with the abovementioned southeast right-
of-way for a distance of 432 .40 feet along the chord of said curve
having a central angle of 25° 53 ' 34" and a radius of 965.00 feet to a
1/2" iron rod found for end of curve;
THENCE S 44° 56' 55" W along the aforementioned southeast right-
of-way for a distance of 461 .90 feet to a 1/2" iron rod found for
corner, same iron rod lying on the southwest boundary of the afore-
mentioned 33 .63 acre tract;
THENCE N 46° 00 ' 55" W for a distance of 35 . 00 feet to the PLACE
OF BEGINNING and containing 0.72 acres of land, more or less.
SAVE AND EXCEPT, Grantor reserves unto itself , its heirs and
assigns , forever, all of the oil , gas , casinghead gas and related
hydrocarbons , in, on, under and that may be produced from the above
described property, provided, however, that, with respect to the
interest reserved hereby, Grantor, its successors and assigns , shall
not permit any person, corporation, partnership or other entity to
drill , mine for, or conduct any operations for oil , gas or other
minerals upon the surface of the property conveyed hereby nor shall the
Grantor permit any such person, corporation, partnership or other
entity to locate any tank batteries or pipelines on such tract, or use
such tract as a means of access or travel or in any manner disturb the
surface of such tract, and any lease executed by Grantor herein, its
successors and assigns, covering all or any portion of the minerals
reserved herein shall
contain these restrictions .
