KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS )
THAT, DORIS F. LEHEW, GRANTOR, of the County of Brazos, State of
Texas , for and in consideration of the payment of TEN and NO/100
DOLLARS, cash, and other good and valuable consideration, in hand
paid to GRANTOR by the CITY OF COLLEGE STATION, TEXAS , the
receipt of which is hereby acknowledged , has GRANTED, SOLD and
CONVEYED and by these presents does GRANT, SELL, and CONVEY unto
the said CITY OF COLLEGE STATION, a Texas Municipal Corporation,
certain rights and interests in the nature of a perpetual access
EASEMENT on and through the following described property:
A 0.038 acre strip of land in the Crawford
Burnett League, College Station, Texas, and
being the east half of a 20 foot wide access and
utility easement dedicated to the City of
College Station, said tract being more particu-
larly described as follows :
COMMENCING at the north corner of Lot 1 , Block 8
of The Glade: Third Installment, a subdivision
in College Station, as recorded in Volume 211 ,
Page 481 of the Deed Records of Brazos County,
Texas;
THENCE N 64° 28 ' W - 15 feet to the PLACE OF
BEGINNING;
THENCE N 64° 28 ' W - 10 feet to a point in the
centerline of the abandoned Haines Street;
THENCE S 35° 32 ' W - 165 feet along the Haines
centerline to a point in the north right-of-
way of Glade Street;

Provided , however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property, known as the "Easement Area" ,
outside the easement area necessary and inccident tdolthe nusesrof

To erect, construct, install , and thereafter use , operate , in-
spect, repair, maintain, reconstruct,

and to cut, trim and control the property as herein described;

GRANTOR expressly subordinates all rights of surface use incident
to the mineral estate to the above described uses of said surface

It is expressly understood that the GRANTOR or future Owners of
this property reserve the right to use this EASEMENT for all pur-
poses which do not interfere with or prevent its use by the
GRANTEE.
TO HAVE AND TO HOLD the rights and interests herein described un-
to the CITY OF COLLEGE STATION , TEXAS, and its successors and
assigns , forever, and GRANTOR does hereby bind herself , her heirs
and assigns, to warrant and forever defend , all and singular,
these rights and interests unto the CITY OF COLLEGE STATION,
TEXAS, and its successors and assigns, against every person whom-
soever lawfully claiming, or to claim same , or any part thereof .
