TOWNSEND Being a strip of land 20-foot wide for a permanent public utility easement situated in the Morgan Rector League, Abstract No. 46, Brazos County, Texas, out of a 1.464 acre tract conveyed to 011ie B. Townsend and wife Hazel by deed recorded in Volume 298, Page 852 of the Deed Records of Brazos County, Texas. The boundary of said 20-foot easement being more fully described as follows: BEGINNING at a point in the westerly right-of-way line of State Highway 6 (East By-Pass), said point also being the most northeasterly corner of said Townsend tract; Thence S 1°17'04" E contiguous with said westerly right-of-way line a distance of 20.0 feet to a point for a corner; Thence S 87°21'35" W 20.4 feet, more or less, to a point for a corner, said point also being on the most northerly property line of said Townsend tract; Thence N 43°38'12" E contiguous with said northerly property line a distance of 28.9 feet, more or less, to the PLACE OF BEGINNING and end of this Description, containing 0.004 acres of land, more or less. An additional easement for construction purposes is granted until completion of a snaitary sewer project, said construction easement being a 30-foot wide strip of land whose northerly boundary is . parallel and contiguous with the southerly boundary of the aforesaid 20-foot utility easement.
