KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS )
THAT, J.A.C. DEVELOPERS, INC. , a Texas Corporation, GRANTOR, of
the County of Brazos, State of Texas, for and in consideration of
the payment of TEN and NO/100 DOLLARS, cash, and other good and
valuable consideration, in hand paid to GRANTOR by the CITY OF
COLLEGE STATION, TEXAS, the receipt of which is hereby acknowl-
edged , has GRANTED, SOLD and CONVEYED and by these presents does
GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a
Texas Municipal Corporation, certain rights and interests in the
nature of a perpetual EASEMENT on and through the following de-
scribed property:
Being a strip of land 20.0 foot wide for a permanent
public utility easement in the S.W. Robertson Sur-
vey, Abstract No. 202, Brazos County, Texas, out of a
51 .83 acre tract, same tract being the remaining por-
tion out of the original 530.00 acre tract described
as Tract No. 1 in the deed for 478 . 18 acres from
J.A.C. Developers, Inc. , to W.D. Fitch dated July 13,
1984 , and recorded in Volume 703 , Page 8 of the Deed
Records of Brazos County, Texas.

Television, telephone, and communications lines;
Drainage ditches, drainage pipes and all other
drainage structures, surface and subsurface;

It is expressly understood that the GRANTOR or future Owners of
this property reserve the right to use this EASEMENT for all
purposes which do not interfere with or prevent its use by the
GRANTEE.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its successors and
assigns, forever, and GRANTOR does hereby bind itself, its
successors and assigns, to warrant and forever defend, all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or to claim same, or any
part thereof.

J.A.C. DEVELOPERS, INC. TRACT
Being a strip of land 20.0 foot wide for a permanent public utility
easement in the S.W. Robertson Survey, Abstract No. 202, Brazos County,
Texas, out of a 51.83 acre tract, same tract being the remaining portion
out of the original 530.00 acre tract described as Tract No. 1 in the
deed for 478.18 acres from J.A.C. Developers, Inc., to W.D. Fitch dated
July 13, 1984 and recorded in Volume 703, Page 8 of the Deed Records of
Brazos County, Texas;
COMMENCING at an iron rod marking the most southerly corner of said
530.00 acre tract, said iron rod being located in a fence marking the
northeast right-of-way line of State Highway No. 6;
THENCE N 37°50'37" W along the northeasterly right-of-way line of State
Highway No. 6 a distance of 5.0 feet to a point, said point being the
PLACE OF BEGINNING for this easement description;
THENCE continue N 37°50'37" W along said northeasterly right-of-way line
of State Highway No. 6 a distance of 20.00 feet to a point for corner;
THENCE N 52°09'23" E a distance of 130.00 feet to a point for corner;
THENCE S 37°50'37" E a distance of 20.00 feet to a point for corner;
THENCE S 52°09'23" W a distance of 130.00 feet to a point in the
northeasterly right-of-way line of State Highway No. 6, same point being
the PLACE OF BEGINNING, and containing 0.0597 acres of land, more or less.
An additional easement for construction purposes is granted until completion
of a proposed waterline project, by the City of College Station, said con-
