That, for and in consideration of Five Thousand Five Hundred
Seventy-Nine and 30/100 ($5, 579. 30 ) Dollars to the undersigned
( herein styled GRANTORS ) paid , the receipt of which is hereby
acknowledged, the said GRANTORS do hereby GRANT, SELL and CONVEY
unto the City of College Station , a Texas Municipal Corporation ,
and assigns ( herein styled GRANTEE) , a right-of-way and easement
twenty ( 20 ' ) feet in width to construct, inspect, maintain ,
repair, operate, replace, all within the easement herein
described , and remove at will in whole or in part, a sanitary
sewerline and connecting lines through the following described
land situated in Brazos County, State of Texas, to-wit :
As described in Exhibit "A" , attached hereto and made a
part hereof for all purposes .
The right-of-way and easement herein conveyed shall be ten ( 10 ' )
feet on each side of the centerline described on the Exhibit "A"
attached hereto and made a part hereof .
TO HAVE AND TO HOLD unto said GRANTEE, its successors and assigns
so long as such line shall be maintained .

EXHIBIT "A"
H.P. DANSBY TRACT
Being a strip of land 20 feet wide for a permanent public utility
easement situated in the Richard Carter League, Abstract No. 8,
Brazos County, Texas, of a 33.98 acre tract conveyed to H.P. Dansby
by deed recorded in Volume 244, Page 581 of the Deed Records of
Brazos County, Texas. The centerline of said 20-foot easement being
more fully described as follows:
Beginning at the south corner of said Dansby tract, thence northwest
10 feet, more or less, along the common property line of said Dansby
tract and a 0.43 acre tract conveyed to Richard Smith by deed recorded
in Volume 328, Page 78 of the Deed Records of Brazos County, Texas,
to the POINT OF BEGINNING;
THENCE northeast parallel with and 10 feet northwest of the existing
fence line the following calls:
N 48`19'40" E 289.5 feet, more or less
N 46°55'46" E 450. 1 feet,
N 45°21 '52" E 517.2 feet,
N 47°04'57" E 592.9 feet,
N 47°52'30" E 369.0 feet,
N 46°10'48" E 684.4 feet to an angle point;
THENCE N 27°57'00" E 531.9 feet to an angle point;
THENCE N 46°28'16" E 284.5 feet, more or less, to a point on the
common property line of said Dansby tract and a 6.89 acre tract
conveyed to William G. Adk1n3 by deed recorded in Volume 376, Page 253
of the Deed Records of Brazos County, Texas, and the end of this
easement; said point also being southeast 339 feet, more or less,
along the common property line of said Dansby and Adkins tracts from
an iron pin on the southeast right-of-way line of State Highway 30.
An additional easement for construction purposes is granted for
one (1) year from the date hereon, said construction easement being
a 50-foot wide strip of land whose southeasterly boundary is coincident
with the southeasterly boundary of the aforesaid 20-foot permanent
utility easement.
