COUNTY OF BRAZOS )
THAT, STEPHEN L. BAKER, INDIVIDUALLY, AND AS ATTORNEY-IN-FACT FOR
ROBERT S. BAKER, MICHAEL W. BAKER, EMILY MARIANNE BAKER and
RALEIGH MARK BAKER, GRANTOR, of the County of Brazos, State of
Texas, for and in consideration of the payment of TEN and NO/100
DOLLARS, cash, and other good and valuable consideration , in hand
paid to GRANTORS by the CITY OF COLLEGE STATION, TEXAS, the
receipt of which is hereby acknowledged , has GRANTED, SOLD and
CONVEYED and by thes'e presents does GRANT, SELL, and CONVEY unto
the said CITY OF COLLEGE STATION, a Texas Municipal Corporation ,
certain rights and interests in the nature of a perpetual
EASEMENT on and through the following described property :
Being a twenty ( 20 ' ) foot wide strip of land through
that 85.75 acre tract conveyed to Stephen L. Baker , et
al by deed recorded in Volume 386 , Page 555 of the Deed
Records of Brazos County, Texas .
Provided , however , that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course , width, and
centerline on the attached Exhibit "A" ,
Area" , and any additional area outside theown easementeareasement
necessary to install and attach equipment , guy wires, and anchors
necessary and incident to the uses of the Easement Area .
To erect, construct, install , and thereafter use , operate ,
inspect, repair , maintain , reconstruct, modify, and remove the
following :
Electric transmission and distribution lines ;
upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same ; and to cut, trim
and control the growth of trees and other vegetation on and i
the easement area or on adjoining property of GRANTOR, which
might interfere with or threaten the operation and maintenancen

ROBERT STEVENSON LEAGUE
BRAZOS COUNTY, TEXAS
26 NOVEMBER 1984
Being a strip of land in the Robert Stevenson League in Brazos County,
Texas , twenty ( 20 ' ) feet in width through that 85 . 75 acre tract
conveyed to Stephen L . Baker , et al by deed recorded in Volume 386,
Page 555 of the Deed Records of Brazos County, Texas , and lying ten
(10 ' ) feet each side of the following described centerline:
Beginning in the southwest line of State Highway NO. 6, S 48 degrees
23 ' 45" E — 10 . 0 feet from the most easterly corner of that 22 .796
acre tract conveyed to Peyton Waller by deed recorded in Volume 327 ,
Page 90 of the Deed Records of Brazos County, Texas.
Thence S 41 degrees 13 ' 40" W — 105.8 feet through the said Stephen L.
Baker tract , parallel to and 10 ' from the line between the said Waller
tract and the said Baker tract, to the end of this easement.
