COUNTY OF BRAZOS )
THAT, RONALD CRUSE, GRANTOR, of the County of Brazos, State of
Texas, for and in consideration of the
payment
DOLLARS, cash, and other good and valuableconsideration , NO/n 100
paid to GRANTOR by the CITY OF COLLEGE STATION, TEXAS, the
receipt of which is hereby acknowledged , has GRANTED, SOLD and
CONVEYED and by these presents does GRANT, SELL, and CONVEY unto
the said CITY OF COLLEGE STATION, a Texas Municipal Corporation ,
certain rights and interests in the nature of a perpetual
EASEMENT on and through the following described property :
Being a 0 . 04 acre tract of land situated in the
Morgan Rector League , Abstract No . 46, College
Station , Brazos County, Texas and being a portion
of a 2.98 acre tract conveyed to Ronald Cruse by
Deed recorded in Volume 672 , Page 276 of the Deed
Records of Brazos County, Texas .
Provided , however , that this conveyance shall grant the rights

COLLEGE STATION, BRAZOS COUNTY, TEXAS
Field notes of a 0.04 acre tract of land being an electrical easement
lying and being situated in the Morgan Rector League, Abstract No. 46,
College Station, Brazos County, Texas, and being a portion of a 2.98 acre
tract conveyed to Ronald Cruse by W.A. McKean by warranty deed recorded in
Volume 672, Page 276 of the Deed Records of Brazos County, Texas, and being
more particularly described by metes and bounds as follows:
COMMENCING at an "X" mark found cut in the concrete marking the most
southerly corner of the aforementioned 2.98 acre tract, said "X" also
marking the most westerly corner of a 1.00 acre tract described as Tract One
in a deed from Emma Hawkins to the trustees of the College Station
Missionary Baptist Chapel A.B.A. as recorded in Volume 315, Page 104 of the
Deed Records of Brazos County,Texas,said "k' also lying in the northeast
right-of-way line of Texas Avenue;
THENCE N 44° 59' 59" E along the common boundary of the aforementioned
2.98 acre tract and the aforementioned 1.00 acre tract for a distance of
31.21 feet to the PLACE OF BEGINNING;
THENCE S 75° 59' 00" W for a distance of 13.26 feet to a point for
