THAT, RONALD CRUSE, GRANTOR, of the County of Brazos, State of
Texas, for and in consideration of the payment of TEN and NO/100
DOLLARS, cash, and other good and valuable consideration , in hand
paid to GRANTOR by the CITY OF COLLEGE STATION, TEXAS, the
receipt of which is hereby acknowledged , has GRANTED, SOLD and
CONVEYED and by these presents does GRANT, SELL, and CONVEY unto

certain rights and interests in the nature of a perpetual

ABSTRACT NO. 46
COLLEGE STATION, BRAZOS COUNTY, TEXAS
Field notes of a 0.13 acre tract of land being an electrical easement
lying and being situated in the Morgan Rector League, Abstract No. 46,
College Station, Brazos County, Texas, and being a portion of a 2.98 acre
tract conveyed to Ronald Cruse by W.A. McKean by warranty deed recorded in
Volume 672, Page 276 of the Deed Records of Brazos County, Texas, and being
more particularly described by metes and bounds as follows:
COMMENCING at an iron rod found marking the most westerly corner of the
aforementioned 2.98 acre tract, same iron rod lying in the northeast right-
of-way of Texas Avenue;
THENCE N 45° 34' 51" E along the northwest boundary of the
aforementioned 2.98 acre tract for a distance of 20.01 feet to a point for
corner;
THENCE S 46° 18' 09" E along a 20.00 foot existing utility easement as
shown by plat in Volume 501, Page 475 of the Deed Records of Brazos County,
Texas for a distance of 68.55 feet to the PLACE OF BEGINNING;
THENCE N 13° 34' 59" E for a distance of 127.23 feet to a point for
angle point;
THENCE N 45° 05' 45" E for a distance of 101.40 feet to a point for
corner;
THENCE S 44° 53' 58" E for a distance of 148.12 feet to a point for
