to J. M. Wilkenfeld by Deed recorded in Volume 495,
Page 239 of the Deed Records of Brazos County, Texas .
Provided , however , that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course , width, and

BEING A 25.00 FOOT UTILI'T'Y EASEMENT
CRAWFORD BURNETT LEAGUE
ABSTRACT NO. 7
COLLEGE STATION, BRAZOS COUNTY, TEXAS
Field notes of a 0.37 acre tract being a 25.00 foot utility easement
lying and being situated in the Crawford Burnett League, Abstract No. 7 ,
College Station, Brazos County, Texas, and being part of Lot 2, Block 12,
Southwood, Section 26 conveyed to J.M. Wilkenfeld by Farm and Home Savings
Association by deed recorded in Volume 495, Pages 239-240 of the Deed
Records of Brazos County, Texas, and being more particularly described by
metes and bounds as follows:
BEGINNING at an iron rod at the point of intersection of the northwest
right-of-way of Farm-to-Market Road 2818 and the southwest right-of-way of
Longmire Drive, same iron rod being the east corner of the aforementioned
Lot 2,
THENCE S 46° 22' 47" W along the northwest right-of-way line of Farm-
to-Market Road 2818 for a distance of of 25.00 feet to a point for corner;
THENCE N 43° 29' 55" W for a distance of 384.67 feet to a point for the
beginning of a curve to the left;
THENCE N 54° 16' 05" W along chord of said curve to the left for a
distance of 244.78 feet to a point for end of said curve, same point lying
on the southeast right-of-way line of Valley View Drive, same point being
the beginning of a curve to the right; (Curve Data: central angle = 21° 32'
20", radius = 655.00 feet, arc = 246.23 feet, tangent = 124.59 feet);
THENCE N 17° 26' 16" E along chord of said curve to the right for a
distance of 25.21 feet to an iron rod being the point of intersection of
the southeast right-of-way line of Longmire Drive, same iron rod being the
beginning of a curve to the right; (Curve Data: central angle = 01° 55' 34",
radius = 750.00 feet, arc = 25.21 feet, tangent = 12.61 feet);
THENCE S 54° 24' 26" E along chord of said curve to the right for a
distance of 257.37 feet to an iron rod for end of said curve, same iron rod
lying on the southwest right-of-way line of Longmire Drive; (Curve Data:
central angle = 21° 49' 02", radius = 680.00 feet, arc = 258.93 feet,
tangent = 131 .05 feet);
THENCE S 43° 29' 55" E along the southwest right-of-way
Longmire Drive for a distance of 384.62 feet to the PLACE OF BEGINNING and
containing 0.37 acres of land, more or less. line of
