THAT, COLLEGE STATION BUSINESS CENTER, LTD. , a Texas General
Partnership, GRANTOR, of the County of Brazos, State of Texas,
for and in consideration of the payment of TEN and NO/100
DOLLARS, cash, and other good and valuable consideration , in hand
paid to GRANTOR by the CITY OF COLLEGE STATION, TEXAS, the
receipt of which is hereby acknowledged , has GRANTED, SOLD and
CONVEYED and by these presents does GRANT, SELL, and CONVEY unto
the said CITY OF COLLEGE STATION, a Texas Municipal Corporation ,
certain rights and interests in the nature of a perpetual
EASEMENT on and through the following described property:
Being a 108 square foot tract situated in the
Crawford Burnett League , Abstract No . 7, College
Station, Brazos County, Texas, and being part of
Lot 2, Block 12 , Southwood , Section 26 , conveyed
to J. M. Wilkenfeld by Deed recorded in Volume 495,
Page 239 of the Deed Records of Brazos County, Texas .
Provided , however, that this conveyance shall
grant

herein specified only as to that portion of the abovehdescribed
property more particularly described by course, width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" , and any additional area outside the easement area

To erect, construct, install , and thereafter use , operate ,
inspect, repair, maintain, reconstruct, modify, and remove the
following :

upon , over , and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of GRANTOR, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations . It is
understood and agreed that any and all equipment and facilities
placed upon said property shall remain the property of GRANTEE .
GRANTOR expressly subordinates all rights of surface use incident
to the mineral estate to the above described uses of said surface
by GRANTEE, and agrees to sublender' s subordinations on behalf of
GRANTEE upon request .

singular , these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS , and its successors and assigns, against every
person whomsoever lawfully claiming , or to claim same , or any

BEING AN ELECTRICAL EASEMENT
CRAWFORD BURNETT LEAGUE
ABSTRACT NO. 7
COLLEGE STATION, BRAZOS COUNTY, TEXAS
Field notes of a 108 square foot tract being an electrical easement
lying and being situated in the Crawford Burnett League, Abstract No. 7,
College Station, Brazos County, Texas, and being part of Lot 2, Block 12,
Southwood, Section 26 conveyed to J. H. Wilkenfeld by Farm and Home Savings
Association by deed recorded in Volume 495, Page 239 of the Deed Records of
Brazos County, Texas, and being more particularly described by metes and
bounds as follows:
COMMENCING at an iron rod at the point of intersection of the northwest
row-of-way line of Farm-to-Market Road 2818 and the south corner of the
aforementioned Lot 2;
THENCE N 45° 52' 48" W along the southwest property line of the
aforementioned Lot 2 for a distance of 396.66 feet to a point for corner;
THENCE N 46° 22' 47" E across an existing 10.00 foot utility easement as
recorded by plat in Volume 310, Page 687 of the Deed Records of Brazos
County, Texas for a distance of 10.01 feet to the PLACE OF BEGINNING;
THENCE N 45° 52' 48" W along the aforementioned 10.00 foot utility
easement for a distance of 43.55 feet to a point for corner;
THENCE N 45° 05' 03" E for a distance of 3.33 feet to a point for
corner, same point being the southwest corner of the building slab;
THENCE S 43° 37'13" E along the building slab for a distance of 43.60
feet to a point for corner, same point being the southeast corner of the
building slab;
THENCE S 46° 22' 47" W for a distance of 1.61 feet to the PLACE OF
BEGINNING and containing 108 square feet of land more or less.
