GRANTOR, of the County of Brazos, State of Texas, for and in
consideration of the payment of TEN and NO/100 DOLLARS, cash, and
other good and valuable consideration , in hand paid to GRANTOR by
the CITY OF COLLEGE STATION, TEXAS, the receipt of which is
hereby acknowledged , has GRANTED, SOLD and CONVEYED and by these

COLLEGE STATION, a Texas Municipal Corporation , certain rights
and interests in the nature of a perpetual EASEMENT on and

Being a 10 foot wide utility easement situated
in the Morgan Rector Survey, Abstract No . 46 ,
College Station , Texas and being a part of
Lot 2, Lot 3 and Lot 4, Block 1 of the Pooh' s Park
Subdivision , according to the plat recorded in Volume
314, Page 618 , of the Deed Records of Brazos County,
Texas .
Provided , however , that this conveyance shall grant the rights
herein specified only as to that

Field notes of a 10 foot wide utility easement, lying and being situated
in the Morgan Rector Survey, Abstract No. 46, College Station, Texas, and
being a part of Lot 2, Lot 3 and Lot 4, Block 1 , of the Pooh's Park
Subdivision, according to the plat recorded in Volume 314, Page 618, of the
Deed Records of Brazos County, Texas, said 10 foot wide utility easement
being 10 feet to the northwest of and parallel to the following described
line:
Commencing at the iron rod set in the northeast line of the beforemen-
tioned Lot 4, Block 1 , located S 48° 28 ' 29" E 150.00 feet from the nor
corner of the said Lot 4, Block 1 ; th
THENCE S 41° 31 ' 31 " W for a distance of 15 feet to a point in the
southwest line of an existing 15 foot wide utility easement for the BEGINNING
of this 10 foot wide utility easement;
THENCE S 41° 31 ' 31" W through the interior of the beforementioned
Lot 4, Lot 3 and Lot 2, Block 1 , for a distance of 236.83 feet to a of
