Bert Wheeler, Inc.
Being a 20.00 foot wide utility easement lying and being situated
in the ROBERT STEVENSON SURVEY, A-54, College Station, Brazos County,
Texas, and being a part of a 71.52 acre tract conveyed to Bert Wheeler,
Inc, by Ida G. Lee by deed recorded in volume 571 , page 601 of the Deed
Records of Brazos County, Texas, and being more particularly described
as follows;
COMMENCING; at the west corner of said 71.52 acre tract, same being
in the existing northeast right-of-way line of State Hwy 6;
THENCE: S 32° 13' 31" E - 148.06 feet to the PLACE OF BEGINNING;
THENCE: N 57° 46' 29" E - 105.00 feet to a point for corner;
THENCE: N 32° 13' 31" W - 136.82 feet and N 21° 49' 24" W - 46.40 feet
to a point for corner;
THENCE: N 40° 52' 59" E - 22.51 feet to a point for corner; in the proposed
right-of-way line of State Hwy 6;
THENCE: S 21° 49' 24" E - 54.90 feet and S 32° 13' 31" E - 155.00 feet
along said Proposed State Hwy 6 line to a point for corner;
THENCE: S 57° 46 ' 29" W - 125.00 feet to a point for corner in said
existing State Hwy 6 line;
