KNOW ALL MEN BY THESE PRESENTS :
COUNTY OF BRAZOS )
THAT, SANDI, INC. , a Texas Corporation , GRANTOR, of the County of
Brazos, State of Texas, for and in consideration of the payment
of TEN and NO/100 DOLLARS, cash, and other good and valuable
consideration , in hand paid to GRANTOR by the CITY OF COLLEGE
STATION, TEXAS, the receipt of which is hereby acknowledged , has
GRANTED, SOLD and CONVEYED and by these presents does GRANT,
SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a Texas
Municipal Corporation , certain rights and interests in the nature
of a perpetual EASEMENT on and through the following described
property:
Being a 0.04 acre tract being an 8.00 foot utility
easement lying and being situated in the Morgan Rector
League , Abstract No . 46, College Station , Brazos
County, Texas and being a portion of a 7 . 32 acre tract
known as The Boardwalk, recorded in Volume 498, page
327 of the Deed Records of Brazos County, Texas.
Provided , however, that this conveyance shall
herein specified only as to that grant the rights

COLLEGE STATION, BRAZOS COUNTY, TEXAS F
Field notes of a 0.04 acre tract being an 8.00 foot utility easement
lying and being situated in the Morgan Rector League, Abstract No. 46,
College Station, Brazos County, Texas, and being a portion of a 7.32 acre
tract known as The Boardwalk, said 7.32 acre tract being recorded in Volume
498, Page 327 of the Deed Records of Brazos County, Texas, said 0.04 acre
tract particularly described by metes and bounds as follows:
BEGINNING at an iron rod lying at the northeast corner of Lot 3 of the
aforementioned The Boardwalk, being a portion of that same tract conveyed to
Sandi, Inc. by W.R. and Sandra Trainor by deed recorded in Volume 705, Page
627 of. the Deed Records of Brazos County, Texas, same iron rod lying on the
southeast right-of-way line of State Highway No. 30;
THENCE S 44° 18' 27" E for a distance of 205.00 feet to a
corner point for
