THAT, SHENANDOAH LTD. , a Texas Joint Venture , GRANTOR, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, cash, and other good and
valuable consideration , in hand paid to GRANTOR by the CITY OF
COLLEGE STATION, TEXAS, the receipt of which is hereby
acknowledged , has GRANTED, SOLD and CONVEYED and by these
presents does GRANT, SELL, and CONVEY unto the said CITY OF
COLLEGE STATION, a Texas Municipal Corporation , certain rights
and interests in the nature of a perpetual EASEMENT on and
through the following described property:
Being a 10.00 foot wide utility easement lying
and being situated in College Station , Brazos
County, Texas, and being part of Block A of
Shenandoah - Phase 1 according to a plat recorded
in Volume 590, Page 251 of the Deed Records of Brazos
County, Texas .
Provided , however , that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course , width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" , and any additional area outside the easement area
necessary to install and attach equipment,
necessary and incident to the uses of the EasementeArea . anchors
To erect, construct, install , and thereafter use , operate ,
inspect, repair , maintain , reconstruct, modify, and remove the
following :
Electric transmission and distribution lines;
Water lines and sanitary sewer lines , connecting
lines, access facilities, and related equipment;

Television, telephone, and communications lines;
Drainage d46hes, drainage pipes and all other
drainage structures, surface and subsurface .

It is expressly understood that the GRANTOR or future Owners of
this property reserve the right to use this EASEMENT for all
purposes which do not interfere with or prevent its use by the
GRANTEE.

unto the CITY OF COLLEGE STATION, TEXAS, and its successors and
assigns, forever , and GRANTOR does hereby bind itself , its
successors and assigns, to warrant and forever defend , all and
singular , these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming , or to claim same , or any
part thereof .

FIELD NOTES
10 , Utility Easement
Being a 10.00 foot wide utility easement, lying and being situated
in College Station, Brazos County, Texas, and being a part of Block A
of SHENANDOAH - Phase 1 according to a plat recorded in volume 590, page
251 of the Deed Records of Brazos County, Texas, and being more par-
ticularly described as follows;
COMMENCING; at an iron rod, being the northeast corner of Block A;
THENCE: S 0° 30' 53" E - 28.04 feet to a POINT OF BEGINNING; also
being a corner for existing utility easements;
THENCE: S 46° 00' 28" E - 10.00 feet along the existing 20 foot
utility easement to a point for a corner;
THENCE: S 44° 58' 42" W - 139.43 feet to a point for a corner;
THENCE: N 44° 57' 34" W - 10.00 feet along the existing 15 foot
utility easement to a point for a corner;
THENCE: N 44° 58' 42" E - 139.24 feet along the existing 20 foot
access and utility easement to the POINT OF BEGINNING; and containing
0.03 acres of land, more or less, according to a survey made under
the supervision of Donald D. Garrett, Registered Public Surveyor, No.
2972 in June 1984.
