KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS )
THAT, JERRY W. WATSON and wife, ELLEN T. WATSON, GRANTORS, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, cash, and other good and
valuable consideration, in hand paid to GRANTORS by the CITY OF
COLLEGE STATION, TEXAS, the receipt of which is hereby
acknowledged, have GRANTED, SOLD and CONVEYED and by these
presents do GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE
STATION, a Texas Municipal Corporation, certain rights and
interests in the nature of a perpetual EASEMENT on and through
the following described property:
Being a strip of land ten feet ( 10 ' ) wide situated in
the Crawford Burnett League in College Station, Brazos
County, Texas, being a part of Lot 39D, Block 14 of
the Southwood Section 25, College Station, Texas, as
recorded in Volume 445, Page 499 of the Deed Records
of Brazos County, Texas.
Provided, however, that this conveyance shall
herein specified only as to that grant the scribs

lines, access facilities, and related equipment;
upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the
growth of trees and other vegetation on and in
the easement area or on adjoining property of GRANTORS,
might interfere with or threaten the operation and maintenance
any public utility equipment, accessories, or operations. of

LOT 39D, BLOCK 14
SOUTHWOOD SECTION 25
Being a strip of land 10 feet wide for a water transmission line easement
situated in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of Lot 39D, Block 14 of the Southwood Section 25, College
Station, Texas, as recorded in Volume 445, Page 499 of the Deed Records of
Brazos County, Texas, the centerline of said 10 foot wide easement being more
fully described as follows:
BEGIN at a FM 2818 right-of-way monument in the south corner of Lot 39, Block
14 of said Section 25; Thence N 46° 22' 47" E, a distance of 189.30 feet
along a common line between said Lot 39 and the northwest right-of-way line of
FM 2818 to a point; Thence N 43° 37' 11" W a distance of 18.81 feet along a
common property line between said Lot 39D and Lot 39C, Block 14 of said
Section 25; to the POINT OF BEGINNING of this description;
THENCE N 45° 29' 55" E, a distance of 50.01 feet to a
point;
point
located on the common property line between said Lot 39D and Lotd39E, Blockbeing
of said Section 25, and also being located 19.58 feet from the northwest
right-of-way line of FM 2818 along said common property line; said point being
the end of this 10 foot wide water transmission line easement.
