KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS
THAT, JOE A. FERRERI, GRANTOR, a married man, not joined
herein by his wife by virtue of the fact that the property hereby
conveyed is his sole and separate estate, of the County of
Brazos, State of Texas, for and in consideration of the payment
of TEN AND NO/100 DOLLARS, cash, and other good and valuable
consideration, in hand paid to GRANTOR(s) by the Shenandoah
Limited, Texas, the receipt of which is hereby acknowledged,
HAVE GRANTED, SOLD, AND CONVEYED and by these presents do GRANT,
SELL, and CONVEY unto the said Shenandoah Limited, certain rights
and interests in the nature of a perpetual EASEMENT on and
through the following described property:
Being part of a 54. 99 acre tract in the Robert Stevenson
Survey, A-54, College Station, Brazos County, Texas conveyed
to Joe Ferreri by Rancho Company by deed recorded in Volume
292, Page 190 of the Deed Records of Brazos County, Texas .
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" , and any additional area outside the easement area
necessary to install and attach all equipment and facilities
necessary and incident to the uses of the Easement Area.
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following:
Water lines and sanitary sewer lines, connecting lines,
access facilities, and related equipment
upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property
might interfere with or threaten the operation and maintenancewhich
any public utility equipment, accessories, or 'gperations . It is
understood and agreed that any and all equipment and facilities
placed upon said property shall remain the property of Grantee.
Grantor expressly subordinates all rights of surface use incident
to the mineral estate to the above described uses of said surface
by Grantee, and agree to sublender' s subordinations on behalf of
Grantee upon request.
It is expressly understood that the Grantor or future Owners of
this property reserve the right

Joe Ferreri
Being a 20..00 foot wide utility easement, lying and being situated
in the ROBERT STEVENSON SURVEY, A-54, College Station, Brazos County,
Texas, and being a part of that 54.99 acre tract conveyed to Joe Ferreri
by Rancho Company by deed recorded in volume 292, page 190 of the Deed
Records of Brazos County, Texas, and being more particularly described
as follows;
COMMENCING; at the west corner of said 54.99 acre tract; same being at
the intersection of the existing northwest right-of-way line of State
Hwy 6 and the southeast right-of-way line of Rock Prairie Road;
THENCE: N 48° 29' 28" E - 206.66 feet along Rock Prairie Road line to
the PLACE OF BEGINNING;
THENCE: N 48° 29' 28" E - 21 .24 feet continuing along said Rock Prairie ~
Road line to a point for corner in the proposed State Hwy 6 line;
THENCE: S 21° 49' 24" E - 431 .40 feet along said proposed State Hwy 6
line to a point for corner;
THENCE: S 40° 52' 59" W - 22.51 feet to a point for corner;
THENCE: N 21° 49' 24" W - 434.56 feet to the PLACE OF BEGINNING; and
containing 0.20 acres of land, more or less, •according to a survey made
under the supervision of Donald D. Garrett, Registered Public Surveyor,
No. 2972 in April 1984.
