KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS
THAT, M. R. LANE, INC. , a Texas Corporation, GRANTOR, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN AND NO/100 DOLLARS, cash, and other good and
valuable consideration, in hand paid to GRANTOR by the City of
College Station, Texas, the receipt of which is hereby
acknowledged,
HAS GRANTED, SOLD, AND CONVEYED and by these presents does GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of a perpetual EASEMENT on and through the following described
property:
Being a part of a 2. 50 acre tract of land situated in the
Morgan Rector Survey, Abstract No. 46 as described by deed
to Everett F. Treadway, et ux, and being recorded in Volume
418, Page 33, of the Deed Records of Brazos County, Texas,
and conveyed by Everett F. Treadway, et ux, to M. R. Lane,
Inc. by deed recorded in Volume 678 , Page 103 of the Deed
Records of Brazos County, Texas .
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly

Field notes of a 15 foot wide strip or parcel of land, lying and being
situated in the Morgan Rector Survey, Abstract No. 46, and being a part of the
2. 50 acre tract, as described by deed to Everett F. Treadway, et ux, and being
recorded in Volume 418, Page 33, of the Deed Records of Brazos County, Texas,
said 15 foot wide utility easement being 7.50 feet on each side of the follow-
ing described center line:
BEGINNING at a point in the southwest line of the said 2.50 acre tract,
same being the northeast right-of-way line of Texas Avenue, and being located
S 45° 07' 36" E 7.50 feet from the west corner of the said 2.50 acre tract;
THENCE N 45° 03' 36" E parallel with and 7.50 feet from the northwest
line of the said 2.50 acre tract for a distance of 152.00 feet and corner;
THENCE S 44° 56' 24" E for a distance of 30.00 feet to the end of this
15 foot wide utility easement.
