KNOW ALL MEN BY THESE PRESENTS :
COUNTY OF BRAZOS )
THAT, O. I . CORPORATION, a Texas Corporation , GRANTOR, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, cash, and other good and
valuable consideration, in hand paid to GRANTOR by the CITY OF
COLLEGE STATION, TEXAS, and WELLBORN WATER SUPPLY CORPORATION,
the receipt of which is hereby acknowledged , has GRANTED, SOLD
and CONVEYED and by these presents does GRANT, SELL, and CONVEY
unto the said CITY OF COLLEGE STATION, a Texas Municipal
Corporation, and WELLBORN WATER SUPPLY CORPORATION, a Texas
Corporation , certain rights and interests in the nature of a
perpetual EASEMENT on and through the following described
property:
A 50 .0 acre tract situated in the Robert Stevenson
League , Abstract No . 54 , conveyed to O.I . Corporation
( formerly called Oceanography International
Corporation) by Clarence E. Young by Deed recorded in
Volume 449, Page 108 of the Deed Records of Brazos
County, Texas, being situated in the northeast corner
of the intersection of Wellborn Road ( FM 2154 ) and a
county road known as (South) Graham Road .
Provided , however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A" ,

GRANTOR expressly subordinates all rights of surface use incident
to the mineral estate to the above described uses of said surface

EXHIBIT A
0. I. CORPORATION
Bein a strip of land 20 feet wide for a permanent utility easement
situated in the Robert Stevenson League, Abstract No. 54, in Brazos
County, Texas, being the remaining parcel of a 50.0 acre tract
conveyed to 0.I. Corporation (formerly called Oceanography Interna-
tional Corporation) by Clarence E. Young by deed recorded in
Volume 449, Page 108 of the Deed Records of Brazos County, Texas;
said remaining parcel out of the original 50.0 acre tract being
situated at the northeast corner of the intersection of Wellborn Road
(FM 2154) and a county road known as (South) Graham Road; and the
centerline of said 20 foot easement being more fully described as
follows:
BEGIN at an iron pin for corner in the northeast right-of-way line
of State Highway 2154 and the northerly right-of-way line of Graham
Road, said point being the most southerly corner of the above described
parcel of the 50.0 acre 0.I. Corporation tract; Thence northeasterly
along the northerly right-of-way line of Graham Road, also being the
southerly line of the 0.I. Corporation tract, a distance of 10.3 feet,
more or less, to the point of beginning on the centerline of the 20
foot easement;
THENCE in a northwesterly direction at 10 feet from and parallel with
the northerly curved right-of-way line of State Highway FM 2154, the
original centerline of said highway curve being defined, as follows:
P.I. Angle 46°30' Rt.
Degree of Curve 2°00'
Tangent Distance 1230.9'
Length of Curve 2325.0'
Radius of Curve 2865.0'
External Distance 253.2'
Continuing along said centerline of the 20 foot easement a distance
of 405 feet, more or less, to a point on the northerly line of said
0.I. Corporation tract and the end of this easement, said point being
10.0 feet from an iron pin marking the most westerly corner of this
aforesaid tract, same point being the common corner with the Wellborn
Road, Ltd. tract, as recorded in Volume 636, Page 680 of the Deed
Records of Brazos County, Texas.
An additional easement for construction purposes is also granted
across this tract for a period of time commencing with the date hereon
and extending until the completion and acceptance by the City of College
Station of a waterline to be constructed within said permanent utility
easement, said construction easement being a 30 foot wide strip of land
with the southwesterly line of said construction easement being coinci-
dent with the northeasterly right-of-way line of' said State Highway
FM 2154, same being the westerly line of the 0.I. Corporation tract
and the 20 foot permanent utility easement.
