Provided however , that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course , width, and
centerline on the
attached Exhibits " A" , " P' and C" known as
the " Easement Area" , and any additional area outside the easement
area necessary to instal]_ and attach anchors and guy lines or

inspect, repair , maintain , reconstruct , modify, and remove the
following :
Sanitary sewer lines , connecting lines , and access
facilities , and related equipment for the construction and
operation of a major " trunk line" sanitary sewer .
upon , over , and across said property as herein describer) and any
ways , streets , roads , or alleys abutting same ; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor , which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories , or operations . It is
understood and agreed that any and all ecui.pment , poles , and
facilities placed upon said property shall remain the property of
Grantee .

a part of that 79 acre tract and 26.07 acre tract conveyed to Corner-
stone Investment Group by deeds recorded in Volume 469, Page 697 and
Volume 491, Page 229 respectively, of the Deed Records of Brazos County,
Texas, the centerline of said 20-foot easement being more fully described
as follows:
BEGIN at an iron pin in the northernmost corner of said 79 acre tract,
said iron pin also being in the westernmost corner of Lot 10, Block 7
of the Foxfire Addition to Brazos County, Texas, recorded in Volume 358,
Page 291 of the Deed Records of Brazos County, Texas; Thence south-
easterly 22.5 feet along the common property line between said 79 acre
tract and said Lot 10, Block 7 to the POINT OF BEGINNING of this
DESCRIPTION;
THENCE S 59°58'54" W 10.31 feet, more or less, to a point;

said Foxfire Addition to a point; said point being the end of this
