KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS *
THAT, M.A.S.H. NUMBER ONE, A California general partnership,
Grantor, of the County of L, Pr . , State of California, for and
in consideration of the payment of TEN AND NO/100 DOLLARS, cash,
and other good and valuable consideration, in hand paid to
GRANTOR by the City of College Station, Texas, the receipt of
which is hereby acknowledged,
HAS GRANTED, SOLD, AND CONVEYED and by these presents does GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being a strip of land 10 feet wide situated in the Crawford
Burnett League in College Station, Brazos County, Texas,
being a part of Lot 1 , Block 12 of the Southwood Section 26,
College Station, Texas, as recorded in Volume 449, Page 412
of the Deed Records of Brazos County, Texas.
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" .
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following:
Water transmission and distribution lines, and related
facilities and equipment
upon, over, and acposs said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations. It is
understood and agreed that any and all equipment and facilities
placed upon said property shall remain the property of Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR DOES hereby bind itself, its
successors and assigns to warrant and forever defend, all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or the claim same, or any
part thereof.

LOT 1, BLOCK 12
SOUTHWOOD SECTION 26
Being a strip of land 10 feet wide for a water transmission line easement
situated in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of Lot 1, Block 12 of the Southwood Section 26, College
Station, Texas, as recorded in Volume 449, Page 412 of the Deed Records of
Brazos County, Texas, the centerline of said 10 foot wide easement being more
fully described as follows:
BEGIN at an iron pin in the south corner of Lot 1, Block 12 of said Southwood
Section 26; Thence N 44° 05' 57" W, a distance of 27.86 feet along a common
line between said Lot 1 and the northeast right-of-way line of Southwood Drive
to the POINT OF BEGINNING of this DESCRIPTION;
THENCE N 42° 25' 43" E, a distance of 55.09 feet to a point;
THENCE N 46° 19' 36" E, a distance of 908.64 feet to a point;
THENCE N 71° 39' 38" E, a distance of 59.71 feet to a point; said point being
located on the common property line between said Lot 1 and Lot 2, Block 12 of
said Section 26, said point being located N 45° 52' 48" W, a distance of 7.00
feet from FM 2818 right-of-way monument; said point being the end of this 10
foot wide water transmission line easement.
An additional easement for construction purposes is granted for a period of
one (1) year from the date hereon, said construction easement being a 30 foot
wide strip of land and the centerline of said construction easement corresponding
to the centerline of said water transmission line easement.
