Provided however, that this conveyance shall grant the rights herein specified only as to that portion of the above described property more particularly described by course, width, and centerline on the attached Exhibit "A" , known as the "Easement Area" , and any additional area outside the easement area necessary to install and attach anchors and guy lines or wires. TO HAVE AND TO HOLD the rights and interests herein described unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and assigns forever, and GRANTOR( s) DOES hereby bind himself, his heirs and assigns to warrant and forever defend, all and singular, these rights and interests unto the CITY OF COLLEGE STATION, TEXAS, and its successors and assigns, against every person whomsoever lawfully claiming, or the claim same, or any part thereof. Kling Registered Public Surveyor Field notes of a 5 foot wide Electrical Easement being situated in the Richard Carter Survey, Abstract No. 8, Brazos County, Texas , and being part of the 50.446 acre Chimney Hill Subdivision to the City of College Station, Texas , as recorded in Volume 476, Page 113, of the Deed Records of Brazos County, Texas, said 5 foot wide electrical easement being 5 feet in width and being parallel and adjacent to the following described property line: BEGINNING at the common corner of Lots 20 and 21 of the abovementioned Chimney Hill Subdivision, said point being located in the northeast right- of-way line of Ember Glow Circle; THENCE N 45° 03'00" E along the common line of said Lots 20 and 21 for a distance of 97.50 feet to the end of this 5 foot wide electrical easement.
