KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS *
THAT, JEFF PARKER, individually and doing business as JEP
DEVELOPMENT, GRANTOR, a Texas Corporation, of the County of
Brazos, State of1Texas, for and in consideration of the payment
of TEN AND NO/100 DOLLARS, cash, and other good and valuable
consideration, in hand paid to GRANTOR by the City of College
Station, Texas, the receipt of which is hereby acknowledged,
HAS GRANTED, SOLD, AND CONVEYED and by these present does GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being Lot 20 of the Chimney Hill Subdivision to the City of
College Station and being situated in the Richard Carter
Survey, Abstract 8, Brazos County, Texas as recorded in
Volume 476, Page 113 of the Deed Records of Brazos County,
Texas .
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" , and any additional area outside the easement area
necessary to install and attach anchors and guy lines or wires.
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following:

and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations. It is
understood and agreed that any and all equipment, poles, and
facilities placed upon said property shall remain the property of
Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR( s) DOES hereby bind himself, his
heirs and assigns to warrant and forever defend, all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or the claim same, or any
part thereof.

Electrical Easement
Chimney Hill Subdivision

Registered Public Surveyor
Field notes of a 5 foot wide Electrical Easement being situated in
the Richard Carter Survey, Abstract No. 8, Brazos County, Texas , and
being part of the 50.446 acre Chimney Hill Subdivision to the City of
College Station, Texas , as recorded in Volume 476, Page 113, of the
Deed Records of Brazos County, Texas, said 5 foot wide electrical easement
being 5 feet in width and being parallel and adjacent to the following
described property line:
BEGINNING at the common corner of Lots 20 and 21 of the abovementioned
Chimney Hill Subdivision, said point being located in the northeast right-
of-way line of Ember Glow Circle;
THENCE N 45° 03'00" E along the common line of said Lots 20 and 21
for a distance of 97.50 feet to the end of this 5 foot wide electrical easement.
Said easement being on Lot 20.
