KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS *
THAT, SOUTHWOOD VALLEY, INC. , a Texas Corporation, Grantor,
of the County of Brazos, State of Texas, for and in consideration
of the payment of TEN AND NO/100 DOLLARS, cash, and other good
and valuable consideration, in hand paid to GRANTOR( s) by the
City of College Station, Texas, the receipt of which is hereby
acknowledged,
HAS GRANTED, SOLD, AND CONVEYED and by these present does GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being situated in the Crawford Burnett League, Abstract 7, .
in Brazos County, Texas and being
conveyed to Southwood Valley, a 142 .88 acre tract
Volume 378, Page 224 of the Deed lRecords ofnc. byeBrazosoCounty,l
Texas (being designated as Tract Two in said deed) .
Provided however, that this conveyance shall grant the rights

centerline on the attached Exhibit "A", known as the "Easement
Area" , and any additional area
outside the easement

To erect, construct
install, and thereafter use, operate,
inspect, repair, maintain
reconstruct, modify, and remove the
following:
Water transmission and distribution
lines, and related

facilities and equipment
upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations . It is
understood and agreed that any and all equipment, poles, and
facilities placed upon said property shall remain the property of
Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR DOES hereby bind itself, its
successors and assigns to warrant and forever defend, all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or the claim same, or any
part thereof.

PARCEL 14
COMMUNITY SAVINGS & LOAN ASSOCIATION
Being a strip of land 20 feet wide for a water transmission line easement
situated in the Crawford 'Burnett League, Abstract 7, in Brazos County, Texas,
being a part of a 142.88 acre tract conveyed to Community Savings & Loan
Association by deed recorded in Volume 308, Page 930 of the Deed Records of
Brazos County, Texas, and the centerline of said 20-foot easement being more
fully described as follows:
BEGIN at a point in the northeast right-of-way of State Highway FM 2154, said
point being in the south corner of a 2.0 acre tract conveyed to
Carmelo F. Januse, Sr. , and wife, Mary E. Januse by deed recorded in Volume 276,
Page 131 of the Deed Records of Brazos County, Texas, said point also being
in the common property line between said 2.0 acre tract and said 142.88 acre
tract; Thence northeast 13 feet, more or less, along said common property line
to the POINT OF BEGINNING of this DESCRIPTION;
THENCE S 47°02' E 10.0 feet parallel with and 10.0 feet northeast of the
northeast right-of-way line of FM 2154 to a point;
THENCE N 87°58' E 14.85 feet to an angle point;
THENCE S 47° 02' E 1949.0 feet parallel with and 20.5 feet northeast of
said right-of-way line to a point in the common property line between said
142.88 acre tract and a 36.96 acre tract conveyed to Lieven J. Van Riet by
deed recorded in Volume 327, Page 627 of the Deed Records of Brazos County,
Texas, said point being northeast 20.5 feet along said common property line
from the west corner of said 36.96 acre tract, said corner being in the north-
east right-of-way line of FM 2154, said point also being the end of this
20-foot easement.
An additional easement for construction purposes is granted for a period of
one (1) year from the date hereon, said construction easement being a 50-foot
wide strip of land and the centerline of said construction easement following
parallel with and 4.5 feet northeast of the centerline of said 20-foot water
transmission line easement.
