KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS *
THAT, CARMELO F. JANUSE, SR. et ug, MARY E. JANUSE, GRANTORS
of the County of Brazos, State of Texas, for and in consideration
of the payment of TEN AND NO/100 DOLLARS, cash, and other good
and valuable consideration, in hand paid to GRANTOR(s) by the
City of College Station, Texas, the receipt of which is hereby
acknowledged,
HAVE GRANTED, SOLD, AND CONVEYED and by these present do GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being situated in the Crawford Burnett- League, Abstract 7,
in Brazos County, Texas and being a 2.0 acre tract conveyed
to Carmelo F. Januse, Sr. and Mary E. Januse, by deed
recorded in Volume 276, Page 131 of the Deed Records of
Brazos County, Texas.
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" .
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following:
Water transmission and distribution lines, and related
facilities and equipment. y✓'+�

upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations. It is
understood and agreed that any and all equipment, and facilities
placed upon said property shall remain the property of Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR(s) DOES hereby bind themselves,
their heirs and assigns to warrant and forever defend, all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or the claim same, or any
part thereof.

Being a strip of land 20 feet wide for a water transmission line easement
situated in the Crawford Burnett League, Abstract 7, in Brazos County, Texas,
being a part of a 2.0 acre tract conveyed to Carmelo F. Januse, Sr. , and
wife Mary E. Januse by deed recorded in Volume 276, Page 131 of the Deed
Records of Brazos County, Texas, and the centerline of said 20-foot easement
being more fully described as follows:
BEGIN at a point in the northeast right-of-way line of State Highway FM 2154,
said point being the common corner of said 2.0 acre lot and the remaining
portion of a 50.1 acre tract conveyed to Frank Elbrich, Sr. by deed recorded
in Volume 201, Page 107 of the Deed Records of Brazos County, Texas; Thence
northeast 10.0 feet along the common property line between said 2.0 acre
tract and said 50. 1 acre tract to the POINT OF BEGINNING of this DESCRIPTION;
THENCE S 47°02' E 86.8 feet parallel with and 10.0 feet northeast of said
right-of-way of FM 2154 to a point on the common property line between said
2.0 acre tract and a 142.88 acre tract conveyed to Community Savings and
Loan Association by deed recorded in Volume 308, Page 930 of the Deed Records
of Brazos County, Texas, said point being northeast 13 feet, more or less,
(------> along said common property line from the south"corner of said 2.0 acre tract,
'V;.? said corner being in the northeast right-of-way line of FM 2154, said point
r ' _' -r2 also being the end of this 20-foot easement.
An additional easement for construction purposes is granted for a period of
one (1) year from the date hereon, said construction easement being a 50-foot
wide strip of land and the centerline of said construction easement following
parallel with and 15.0 feet northeast of the centerline of said 20-foot water
transmission line easement.
