KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS *
THAT, LIEVEN J. VAN RIET, TRUSTEE, GRANTOR, of the County of
Brazos, State of Texas, for and in consideration of the payment
of TEN AND NO/100 DOLLARS, cash, and other good and valuable
consideration, in hand paid to GRANTOR by the City of College
Station, Texas, the receipt of which is hereby acknowledged,
HAS GRANTED, SOLD, AND CONVEYED and by these presents does GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being situated in the Crawford Burnett League, Abstract 7,
in Brazos County, Texas and being a 36 .96 acre tract and a
94. 77 acre tract conveyed to Lieven J. Van Riet, Trustee by
deeds recorded in Volume >37, Pageo6274and Volume 327, page e
46, # respectively, of the Deed Records of Brazos County,
Texas.
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A", knqwn as the "Easement
Area" .
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following:
Water transmission and distribution lines, and related
facilities and equipment.

Being a strip of land 20 feet wide for a water transmission line easement
situated in the Crawford Burnett League, Abstract 7, in Brazos County, Texas,
being a part of a 36.96 acre tract and a 94.77 acre tract conveyed to
Lieven J. Van Riet by deeds recorded in Volume 327, Page 627 and Volume 327,
Page 56, respectively, of the Deed Records of Brazos County, Texas , and the
centerline of said 20-foot easement being more fully described as follows:
BEGIN at a point in the northeast right-of-way line of State Highway FM 2154,
said point being in the west corner of said 36.96 acre tract, said point also
being in the common property line between said 36.96 acre tract and a 142_88
acre tract conveyed to Community Savings & Loan Association by deed recorded
in Volume 308, Page 930 of the Deed Records of Brazos County, Texas; Thence
northeasterly 20.5 feet along said common property line to the POINT OF
BEGINNING of this DESCRIPTION;
THENCE S 47°02 ' E 1802.75 feet parallel with and 20.5 feet northeast of
the northeast right-of-way line of FM 2154 to an angle point, said point
being northwest 1126.75 feet from the southeastern property line of said
94.77 acre tract and the northern right-of-way line of a County Road;
THENCE N 42°58 ' E 94.14 feet to a point on a curve to the right having a
central angle of 8°58'50" and a radius of .950.0 feet;
THENCE northeasterly 148.90 feet along said curve to a point on tangent;
THENCE N 51°56'50" E 1371.76 feet to a point in a common property line
between said 94.77 acre tract and a 142.2 acre tract conveyed to
Clement A. Dobrovonly by deed recorded in Volume 195, Page 475 of the
Deed Records of Brazos County, Texas, said point being northwest 734.50
feet along said common property line from an iron pin in a common property
corner between said 94.77 acre tract and 142.2 acre tract, said point
being the end of this 20-foot easement.
An additional easement for construction purposes is granted for a period
of one (1) year from the date hereon, said construction easement being
a 50-foot wide strip of land and the centerline of said construction ease-
ment being more fully described as follows:
BEGIN at a point in the northeast right-of-way line of State Highway FM 2154,
said point being in the west corner of said 36.96 acre tract, said point
also being in the co�,anon property line between said 36.96 acre tract and
said 142.88 acre tract; Thence northeasterly 25 feet along said common
property line to the POINT OF BEGINNING of this DESCRIPTION•

upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations. It is
understood and agreed that any and all equipment and facilities
placed upon said property shall remain the property of Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR DOES hereby bind himself, his heirs
and assigns to warrant and forever defend, all and singular,
these rights and interests unto the CITY OF COLLEGE STATION,
TEXAS, and its successors and assigns, against every person
whomsoever lawfully claiming, or the claim same, or any part
thereof.
