KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS
THAT, HALDEC, INC. , GRANTOR of the County of Brazos, State
of Texas, for and in consideration of the payment of TEN AND
NO/100 DOLLARS, cash, and other good and valuable consideration,
in hand paid to GRANTOR( s) by the City of College Station, Texas,
the receipt of which is hereby acknowledged,
HAVE GRANTED, SOLD, AND CONVEYED and by these present do GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being situated in the MORGAN RECTOR LEAGUE, Abstract 46, in
Brazos County, Texas, and being a 300 acre tract conveyed to
Haldec, Inc. , by deed recorded in Volume ,3: t ;,Pe " "r ifof
the Deed Records of Brazos County, Texas .
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit " A " , known as the "Easement
Area" , and any additional area outside the easement area
necessary to install and attach anchors and guy lines or wires .
To erect, construct, install , and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following :
Sanitary sewer lines, connecting lines, access
facilities, and related equipment for the construction and

operation of a major "trunk line" sanitary sewer.
upon, over, and across said property as herein described and any
ways , streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations . It is
understood and agreed that any and all equipment, poles , and
facilities placed upon said property shall remain the property of
Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR( s) DOES hereby bind itself, its
successors and assigns to warrant and forever defend, all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming , or the claim same, or any
part thereof.

TRACT #1
Haldec, Inc.
Being a strip of land 20-feet wide for a sanitary sewer line easement situated
in the MORGAN RECTOR LEAGUE, Abstract 46, in Brazos County, Texas, being a part
of that 300 acre tract conveyed to Haldec, Inc. by deed recorded in Volume 394,
Page 766 of the Deed Records of Brazos County, Texas, and the centerline of
said 20-foot easementbeing more fully described as follows:
BEGIN at a 30" oak tree marking the common property corner between Haldec, Inc.
and a 37 acre tract conveyed to Freddie Wolters by deed recorded in Volume 207,
Page 1 of the Deed Records of Brazos County, Texas; Thence S 45°00' E 505 feet
to a point on the centerline of an existing' 20-foot wide sanitary sewer line
easement conveyed to the City of College Station, Texas, by deed recorded in
Volume 320, Page 368 of the Deed RecQrds_ of Brazos County, Texas; Thence
S 20°30' W 694.78 feet along the centerline of said sewer-easement to the
POINT OF BEGINNING of this DESCRIPTTMT— ,
THENCE S 21°46'50" E 1716.48 feet to an angle point;
THENCE S 67°44'12" E 120.68 feet to an angle point;
THENCE S 46°06'28" W 71.51 feet parallel with property line of said 300
acre tract to an angle point;
THENCE S 57°25'25" E 18 feet to a point in the northeast property line of
said 300 acre tract and the northwest property line of a 1.866 acre tract of
land conveyed to Freddie A. Wolters by deed recorded in Volume 148, Page 614
of the Deed Records of Brazos County, Texas, said point being southwesterly
444 feet of the southeast property corner of said Haldec, Inc. 300 acre tract
and the northwest line of said 1.866 acre tract, said point also being the end
of this 20-foot easement.
An additional easement for construction purposes is granted for a period of one
(1) year from the date hereon, said construction easement being a 50-foot wide
strip of land and the centerline of said construction easement following the
centerline of said 20-foot sanitary sewer line easement.
