KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS *
THAT, WILLIS S . RITCHEY, RONALD W. WEATHERFORD, and ARTHUR
D. OLDEN, Trustees of the Rock Prairie Baptist Church, GRANTORS
of the County of BRAZOS, State of TEXAS, for and in consideration
of the payment of TEN AND NO/100 DOLLARS, cash, and other good
and valuable consideration, in hand paid to GRANTOR( s) by the
City of College Station, Texas, the receipt of which is hereby
acknowledged,
HAVE GRANTED, SOLD, AND CONVEYED and by these present do GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being situated in the Thomas Caruthers Survey in Brazos
County, Texas and being a one acre tract described in vOLp
8 pale, `5874 and a 1/2 acre tract described as Tract Two in
101/110ti' 337 page 68]P of the Deed Records Brazos County,
Texas .
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" , and any additional area outside the easement area
necessary to install and attach anchors and guy lines or wires .
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following :

Electric transmission and distribution lines
upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations . It is
understood and agreed that any and all equipment, poles , and
facilities placed upon said property shall remain the property of
Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR( s) DOES hereby bind themselves,
their successors and assigns to warrant and forever defend , all
and singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming , or the claim same, or any
part thereof.

EXHIBIT "A" DESCRIPTION OBTAINED FROM
ELECTRIC POWER ENGINEERS, INC.

Being all that certain tract or parcel of land, lying and being
situated in the Thomas Caruthers Survey in Brazos County, Texas and
being a part of that one acre tract described in volume 8 page 587
and that 1/2 acre tract described as Tract Two in volume 337 page 681
of the Deed Records Brazos County, Texas and being more particularly
described by the following described centerline:
The following is a centerline description of a twenty-foot (20' )
wide utility easement. Said easement to be measured ten (10) feet in
width on each side of the following described centerline:
Commencing at a point in the northeast property line of said tract
of property, :said point being located two (2). feet inside the most
easterly corner of the property. The said corner being in the northwest
right-of-way line of Rock Prairie County Road.
Thence along centerline S 390 W for a distance of 185 feet to an
angle point, said angle point being located (2) feet outside the
southeasterly property line of said property, the same line being the
northwest right-of-way line of Rock Prairie County Road.
Thence continuing along centerline S 450 W for a distance of forty,-
two (42) feet to the point of exit from the property, said point being
located two (2) feet outside the most southerly corner of the property,
the same corner being in the northwest right-of-way boundary of Rock
Prairie County Road.
