KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BR_AZOS
THAT , JAMES E. JETT , TRUSTEE and EDWIN W. SCHULTZ , TRUSTEE,
GRANTORS of the County of Brazos, State of Texas, for and in
consideration of the payment of TEN AND NO/100 DOLLARS, cash , and
other good and valuable consideration , in hand paid to GRANTOR( s )
by the City of College Station , Texas , the receipt of which is
hereby acknowledged ,
HAVE GRANTED, SOLD , AND CONVEYED and by these present do GRANT,
SELL, and CONVEY unto the said City of College Station , a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being situated in the MORGAN RECTOR LEAGUE, Abstract 46, in
Brazos County, Texas, and being a 63. 61 acre tract conveyed
to Edwin W. Schultz , Trustee and James E. Jett, Trustee by
deed recorded in volume 334, Page 356 of the Deed records of
Brazos Co,, 7ty, Texas.
'provided however , that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course , width, and
centerline on the attached Exhibit " A " , known as the " Easement
Area" , and any additional area outside the easement area
necessary to install and attach anchors and guy lines or wires.
To erect, construct, install , and thereafter use , operate ,
inspect, repair , maintain , reconstruct, modify, and remove the
following :
Sanitary sewer lines, connecting lines, and access

facilities, and related equipment for the construction and
operation of a major " trunk line" sanitary sewer .
upon , over , and across said property as herein described and any
ways , streets , roads , or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of Grantor , which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories , or operations. It is
understood and agreed that any and all equipment, poles, and
facilities placed upon said property shall remain the property of
Grantee .
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever , and GRANTOR( s ) DOES hereby bind themselves,
their successors and assigns to warrant and forever defend , all
and singular , these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming , or the claim same , or any
part thereof.

Being a strip of land 20-feet wide for a sanitary sewer line easement
situated in the MORGAN RECTOR LEAGUE, Abstract 46, in Brazos County,
Texas, being a part of that 63.61 acre tract conveyed to -Edwin W. Schultz,
Trustee and James E. Jett, Trustee by deed recorded in Volume 334,
Page 356 of the Deed Records of Brazos County, Texas, and the centerline
of said 20-foot easement being more fully described as follows:
BEGIN at an iron pin in the southeastern line of Sebesta Road, said
iron pin also being the northeast corner of Lot 18 of the Sandstone
Addition to the City of College Station, Texas; Thence N 45°07'09" E
708.97 feet to an iron pin; Thence N 50°30'23" W 6.40 feet to an
iron pin; Thence northeast along existing fence line 417.80 feet to
the POINT OF BEGINNING of this DESCRIPTION;
THENCE S 57°25'25" E : 305.25 feet to a point;
THENCE S 89°21'07" •E 449.55 feet to a point;
THENCE S 6l°11'47" E 166.70 feet to a point in the common property_
line of said 63.61 acre tract and an 18.45 acre tract conveyed to
Leroy S. Fletcher and wife Nancy M. Fletcher by deed recorded in -
Volume 488, Page 885 of the Deed Records of Brazos County, Texas,
said point being 10.35 feet southwest along the said common property
line from..the northeast corner post of said 18.45 acre tract and the
end of this 20-foot easement.
An additional easement for construction purposes is granted for a
period of one (1) year from the date hereon, said construction
easement being a 50-foot wide strip of land and the centerline of
said construction easement following the centerline of said 20-foot
sanitary sewer line easement.
