COUNTY OF BRAZOS
THAT, I , DOROTHY BRANN MCCRORY ,
GRANTOR(S) of the County of BRAZOS, State of TEXAS, for and in consideration
of the payment of TEN AND NO/100 DOLLARS, cash, in hand paid to GRANTOR(S)
by the City of College Station, Texas, the receipt of which is hereby
acknowledged,
HAVE GRANTED, SOLD, AND CONVEYED and by these present do GRANT, SELL,
and CONVEY unto the said City of College Station , a Texas Municipal
Corporation certain rights and interests in the nature of an EASEMENT
on and through the following described property:
Tract or parcel of land lying and being situated in the Crawford
Burnett League in College Station, Brazos County, Texas, being a part
of that 7.68 acre tract described in Volume 271 , Page 259 of the Deed
of Records of Brazos County, Texas and a part of that 39.98 acre tract
described in Volume 207, Page 621 of the Deed Records of Brazos County,
Texas.
Provided however, that this conveyance shall grant the rights herein
specified only as to that portion of the above described property
more particularly described by course, width, and centerline of the
attached Exhibits A & B, known as the "Easement area" , and any additional
area outside the easement area necessary to install and attach anchors
and guy lines or wires.
To erect, construct, install , and thereafter use, operate, inspect,
repair, maintain, reconstruct, modify, and remove the following:
X Electric transmission and distribution lines
Sanitary sewer lines, connecting lines , and access facilities
Storm sewers and collection facilities
Television, telephone, and communications lines
upon, over, and across said property 'as herein described and any
ways , streets , roads , or alleys abutting same; and to cut, trim and
control the growth of trees and other vegetation that might interfere
with or threaten the operation and maintenance of any public utility
equipment or accessories. It is understood and agreed that any and all
equipment, poles, and facilities placed upon said property shall remain
the property of GRANTEE.

CITY OF COLLEGE STATION
SOUTH SUBSTATION
UTILITY EASEMENT DESCRIPTION
. (McCRORY PROPERTY)
The following is a centerline description of a twenty (20) foot
wide utility easement, said easement to be measured ten (10) feet in
width on each side of the following described centerline:
COMMENCING at an iron rod set for the most westerly corner of a 1 .74 acre
tract of land purchased by the City of College Station for location of ars
electrical substation, said tract being situated in the Crawford Burnett
League in College Station , Brazos County, Texas and described in Vol . 488,
Page 210 of the Deed Records of Brazos County, Texas;
p� 53,.0\THENCE S 25° 02' E-10.0 Feet to the point of beginning of said easement;
THENCE along centerline S 64°. 58'W .for a distance of approximately 149
feet to the point of ending of said easement in the westerly property
line of said property and easterly edge of a eighty foot drainage and
utility easement, said point located N 12° 22'05'E a distance of approx-
imately 402 feet from the mdst southerly corner of the property, the same
being in the right-of-way line of F.M. Road No. 2818.
EXHIBIT "B"
BEGINNING at a concrete right-of-way marker in the northwest right-
of-way line of F.M. 2818 at the most easterly corner of the said 7.68 acre
tract;
THENCE S 50° 09' W- 463.5 feet along the said right-of-way line and the
southeast line of the said 7.68 acre tract to a concrete right-of-way
marker;
THENCE S 64° 58' W- 27.5 feet to an iron rod set at the corner of a
1 .736 acre tract of land sold to the City of College Station and described
D in volume 488 page 210 of the Deed Records of Brazos County, Texas.
