RIGHT-OF-WAY EASEMENT
STATE OF TEXAS KNOW ALL MEN BY THESE PRESENTS
COUNTY OF BRAZOS
That I , Robert D. Martell , President , The Anderson Ridge
Corporation, hereinafter called Grantors , for a good and valuable
consideration, the receipt of which is hereby acknowledged, do
grant unto - the City of College Station, Texas , a municipal corp-
oration, hereinafter called the Grantee , and to its successors
or assigns , a perpetual easement with the right to enter upon
the lands of the undersigned, situated in Brazos County, Texas ,
and more particularly described as follows :
Being a strip of land twenty (20) feet in width and being
a portion of a tract of land conveyed to Anderson Ridge Corporation
by deed recorded in Volume 318, page 22.9 and being ten (10) feet
on each side of the following described centerline :
BEGINNITTG at the northeast corner. of Lot 4, Block 1 , Ander-
son Ridge Subdivision, Section Two , College Station, Texas , said
point also lying in the right-of-way line of Park Place Street ;
THENCE N 68° 49 ' 44" E along the right-of-way line of Park
Place Street for a distance of 10.60 feet to the PLACE OF BEGIIT-
NING;
THENCE S 40° 33 ' 13" E for a distance of 599.63 feet to a
point lying in the north right-of-way line of. Holleman Drive
for end of said easement ;
and to erect , construct and install and thereafter use , operate ,
inspect , repair, maintain, rephase , reconstruct or remove an
electric transmission and/or distribution line on or across the
above described lands and/or in or upon all streets , roads , or
highways abutting said lands ; and to cut , trim and control the
growth of trees and shrubbery loc�.tcd. wi blain ten feet of the
centerline of said line , or that may interfere with or threaten
to endanger the operation and maintenance of said line.
The Grantee hereby agrees that once
sid lieright-of-way shall become permanently'fixedrlandsthe concourse eandhe
location. of said right-of-way shall not be changed without the
consent of the Grantor.
The Grantors agree that all poles , wires and other facilities
installed on the above-described lands at the Grantee ' s expense
shall remain the property of the Grantee , removable at the
option of the Grantee.
