KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS 0
That we, Sears, Spearman, and Murphy, Inc. of the County of Brazos, State
of Texas, for and in the consideration of the sum of $1.00 and the further
consideration of the enhancement of the value of the land, paid by the. City of
College Station, Texas, the receipt of which is hereby acknowledged, have bar-
gained, and conveyed, and by these presents do grant, bargain, and convey unto
the City of College Station, Texas a utility easement, ten feet in width across
that certain tract of land situated in College Station, Texas described as follows:
Being Lot 4, Block 1, Parkway Plaza, Phase III, an addition to the City
of College Station, Texas as recorded in Volume 358, page 295 of the Deed
Records of Brazos County, Texas, said utility easement being more particu-
larly described by metes and bounds as follows:
BEGINNING at the East corner of the aforesaid Lot 4, said corner also
lying in teh Northwest right -of- way line of Southwest Parkway;
THENCE S 43°55'35" W along the Northwest right - of - way line of
Southwest Parkway for a distance of 225.00 feet to the beginning of a curve
to the right;
THENCE around said curve for an arc distance of 23.18 feet to a point
for corner, (Curve data: Radius = 25.00 feet, Tangent = 12.50 feet, the
chord bears S 70°29!29" W for a distance of 22.36 feet) ;
THENCE N 43°55035" E for a distance of 245.00 feet to a point for
corner, said corner lying in the Northeast line of the aforesaid Lot 4;
THENCE S 46°04025" E along the Northeast line of Lot 4 for a distance
of 10.00 feet to the PLACE OF BEGINNING.
It is specifically understood that the City of College Station and its
assigns shall be granted free ingress, egress and regress to and from said strip
of land for the purpose of making improvements on, and repairs to the aforesaid,
as shall be necessary and convenient at all times.
TO HAVE AND TO HOLD unto the City of College Station, Texas a Municipal
Corporation as aforesaid, for the purposes aforesaid, the premises above described.
