RILEY, JR., AND RAYMOND G. HUFF, AS RECORDED IN VOLUME 583, PAGE 454, OF THE OEED RECORDS OF BRAZ05 COUNTY, TEXAS, AND BEING MORE PARTICULARLY OESCRIBEO IN THE BODY OF Tills ORDINANCE FROM SINGLE FAfIILY RESIDENTIAL DISTRICT R-1 TO DUPLEX DISTRICT R- ANO NEIGHBORHOOD BUSINE55 DISTRICT C-N. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thu_rsda¥~ Decergber 8, , 1983 on the question of rezonlng certain areas wlthln the City Limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classlflcation of two tractor ]and lying and being situated in the Crawford Burnett Survey, Abstract No. 7, College Station, Brazos County, Texas, and being part of the called 10.135 acre tract described in the deed from Tyree Thomas and wife, Ruby Lee Thomas. to George O. Riley, Jr., and Raymond G. Huff, as recorded in Volume 583, page 454, of the Deed Records of Brazos County, Texas, and being more particularly described as follows: TRACT NO. 1 Field notes of an 0.34 acre tract or parcel of land, lylng and being situated in the Crawford Burnett Survey, Abstract No. 7, College Station, Brazos County, Texas, and being part of the called 10.135 acre tract described in the deed from Tyree Thomas and wife, Ruby Lee Thomas, to George D. Rlley, Jr., and Raymond G. Huff, as recorded in volume 583, Page 454, of the Deed Records of Brazos County, Texas, and being more particularly des- cribed as follows: BEGINNING at the railroad crosstie found marking the south corner of the before- mentioned 10.135 acre tract; THENCE N 28026'55" W along a southwest line of the beforementioned 10.135 acre tract for a distance of 269.11 feet to a fence corner; THENCE S 71°19'35'' W for a distance of 8.36 feet to a 7" Hackberry tree; THENCE N 30039'06'' W for a distance of 70.64 feet to a crosstie; THENCE N 44°17'51" E through the interior of the beforementioned 10.135 acre tract for a dlstance of 225.59 feet to a 1/2'~ iron rod set for corner in the southwest right-of-way line of a proposed 60 foot wide street; THENCE along the southwest right-of-way line of the beforementioned proposed 60 foot wide street as follows: N 35°27'52' W 168.51 feet to a 1/2" iron rod set for corner at the begin- ning of a curve concave to the south, having a radius of 25.00 feet, Northerly and westerly along said curve for an arc length of 43.34 feet to a 1/2' iron rod s~t for corner at the end of this curve. the chord bears N 85v07~59' W 38.12 feet, sai~ iron rod being in the southeast right-of-way line of Holleman Orive and also being in a curve concave to the north, having a Ordinance No. 1492 Page 2 radius of 984.93 feet; THENCE along the southeast right-of-way line of Holleman Drive, same being the southeast llne of the 0.2250 acre tract described in the deed from Tyree Thomas to the City of College Statlon, Texas, as recorded in Volume 447, Page 42. of the Deed Records of Brazos County, Texas, as follows: Northeasterly along said curve for an arc length of 12.58 feet and corner at the end of this curve, the chord bears N 44°49'58" E 12.58 feet, N 44°28~01'' E 548.58 feet and corner in the northeast line of the before- mentioned 10.135 acre tract; THENCE S 35°27'52' E along the northeast llne of the beforementioned 10.135 acre tract for a dlstance of 547.50 feet to a crosst~e fence corner at the east corner of the sald 10.135 acre tract; THENCE S 45°28~52' W along the southeast llne of the beforementioned 10.135 acre tract for a distance of 786.06 feet to the PLACE OF BEGINNING, containing 8.34 acres of land, more or less, from Single Family Residential District R-1 to Duplex District R-2. TRACT NO. 2 Field notes of a 1.57 acre tract or parcel of land, lying and being situated in the Crawford Burnett Survey, Abstract No. 7, College Station, Brazos County, Texas, and being part of the called 10.135 acre tract described in the deed from Tyree Thomas and wife, Ruby Lee Thomas, to George D. Riley, Jr., and Raymond G. Huff, as recorded in Volume 583, Page 454, of the Deed Records of Brazos County, Texas, and being more particularly des- cribed as follows: BEGINNING at the concrete right-of-way marker found at the intersection of the northeast right-of-way llne of Wellborn Road (F.M.2154) wlth the southeast line of Holle- man Orive, said concrete right-of-way marker being at the west corner of the beforemen- tioned 10.135 acre tract; THENCE N 44°17~51'' E along the southeast line of Holleman Drive, same being the northwest line of the sald 10.135 acre tract for a distance of 182.75 feet to a I/2'l iron rod set for corner at the west corner of the called 0.2250 acre tract described in the deed from Tyree Thomas to the Clty of College Station, Texas, as recorded in Volume 447, Page 42, of the Deed Records of Brazos County, Texas (reference is here made to pages 2 and 3, of the Hlghway No. M.H.411, right-of-way map, Federal Aid Project No. MJ023(I), State District No. 17), sald Iron rod being in a curve concave to the north, having a radius of 984.93 feet; THENCE Northeaster]y along said curve for an arc length of 151.95 feet to a 1/2" iron rod set for corner at the beginning of a curve concave to the south, having a radius of 25.00 feet, said Iron rod being in the southwest right-of-way line of a proposed 60 foot wide street, the chord bears N 49037'05'' E 151.79 feet; THENCE along the southwest right-of-way line of the proposed 60 foot wide street as follows: Easterly and southerly along said curve for an arc length of 43.34 feet to a I/2" iron rod sRt for corner at the end of this curve, the chord bears S 85v07'59" E 38.12 feet, S 35027,52', E 168.51 feet Lo a 1/2" iron rod set for c~ Ordinance Ho. 1492 Page 3 THENCE S hh°17~51' ~ for a distance of 225.59 feet to a fence corner found in a southwest llne of the beforementloned 10.135 acre tract; THENCE along the southwest line of the beforementioned 10.135 acre tract as follows: S 62°39'28'' ~ for a distance of 82.70 feet to a fence corner, N 27~59'30" U for a distance of 63.h6 feet. S 62~00'30" ~ for a distance of 80.76 feet to a fence corner, N 26u50~50' ~ for a distance of 103.85 feet to the PLACE OF BEGINNING, contalning 1.57 acres of land, more or less, from Single Family Residentlal District R-1 to Neighborhood Business Oistrict C-N. And, It Is ordained that sald change shall become effectlve immediately, PASSED AND APPROVED, this 8th day of December , 1983.
