COOPER FROM JERRY RANDLE, AS RECORDED Ir~ VOLUME 255, PAGE 231, OF THE DEEO RECORDS OF BRAZOS COUNTY, TEXAS, AND BEING RESURVEYEO ALONG THE FENCE LINE ENCLOSING THE PROPERTY AND WHICH RESURVEY CONTAINS qq.19 ACRES OF LAND, OESCRIBED BY HETES ANO BOUNOS IN THE BOOY OF THIS ORDINANCE FROM AGRICULTURE-OPEN OISTRICT A-O TO GENERAL COMMERCIAL DISTRICT C-1. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing Thursday, December 8, certain areas w~thln the City Limits; in the Clty Hall at 7:00 P.M. on 1983, on the question of rezoning AND, WHEREAS, the City Councll has determined the following: To rezone or change the classification of a/1 that certain 44.19~re tract or parcel of land, lying and being situated in the Robert Stevenson Survey, Abstract No. 5q, and in the Thomas Caruthers Survey Abstract No. 9, Brazos County, Texas, and being all of the called ~5.2 acre tract described In the deed to O. C. Cooper from Jerry Randle, as recorded in Volume 255, Page 231, of the Deed Records of Brazos County, Texas, and being resurveyed along the fence line encloslng the property and which resurvey contains hq.]9 acres of land, described by metes and bounds as fol]ows: BEGINNING at the 1/2" iron rod Found marling the south corner of the before- mentioned q5.2 acre tract, said iron rod being in the northeast right-of-way line of State Highway No. 6; THENCE N 46°17'20'' W alon9 the beforementioned northeast right-of-way line of State Highway No. 6, for a distance of 1359.12 feet to a 1/2" iron rod found marking the west corner of the beforementloned q5.2 acre tract: THENCE N qqo h0' 1~" E along the average fence llne found marking the northwest line of the beforementloned q5.2 acre tract for a distance of lq21.80 feet to a 1/2" iron rod found at the fence corner marking the north corner of the said ~5.2 acre tract, said Iron rod being In the common line between the said ~5.2 acre tract and the 3ql.6 acre tract described in the deed to W. G. Ritchey and wife, Sybil D. Ritchey, from J. W. Outlaw, Jr., as recorded in Volume 237, Page 29, of the Oeed Records of Brazos County, Texas: THENCE along the fence line found marking the common llne between the before- mentioned 115.2 acre tract and the beforementioned 3al.6 acre tract as follows: S 43~°27'07'' E 464.64 feet to a dead tree, S 46v18'12'' E 256.91 feet to a 10" dead tree, S 50o09'36'' E 113.92 feet to a 10" Post Oak tree, S 5i°47'01'' E 24.84 feet to an I1" Post Oak tree, S 6)°)9~50I' E 117.00 feet to a 20H dead tree, S 50°58'1~1'' E 290.86 feet to a 5/8" iron rod found marling the south corner of the said 34).6 acre tract; Ordinance Iio. 1489 Page 2 THENCE S 46°O1~31'' E along the fence Found marking the northeast llne of the beForementloned 45.2 acre tract for a distance of 88.8~ feet to a 1/2" iron rod found at the fence corner marklng the east corner of the said 45.2 acre tract; THENCE S q4°19~4~'~ W along the average Fence line Found marking the southeast llne of the beforementloned q5.2 acre tract for a dlstance of lh62.55 feet to the PLACE OF BEGINNING, contalnlng ~.19 acres of land, more or less, From Agrlculture-Open District A-O to General Commerclal District C-1, save and except that portion of land proposed in the right-of-way taking For State Department of Highways and Public Transportation Pro- ject Number 8017-1-25, I.P.E.
