AN ORDINANCE REZONING TRACT A, SOUTHWOOD VALLEY SECTION 30 SUBDIVISION FROH SINGLE
FAMILY RESIDENTIAL DISTRICT R-I TO NEIGHBORHOOD BUSINESS OISTRICT C-N AND PLANNEO
COHHERCIAL OISTRICT C-3.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, on the question of rezoning
certain property within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classlficatlon of the following tracts of land, all lying and
being situated in the Crawford Burnett League in College Station, Brazos County, Texas
and being a part of Tract A in Southwood Valley section 30 an addition to the City of
College Station, Texas, according to plat of record in Volume 508, Page 571 of the
Deed Records of Brazos, County, Texas, and being more particularly described as follows:
TRACT NO. I
Beginning the the northeast llne of Welsh Avenue at the common corner of Tract A and
Tract C or the said Southwood Valley section 30.
THENCE along the line between Tract A and Tract C and Tract B as follows: N 68 degrees 36~20"E - 341.31 feet;
N 50 degrees 39'22"E - 186.40 feet;
N 43 degrees 39'56"E - 415.30 feet to the most easterly corner of Tract A;
THENCE N 50 degrees 02'07" W - 377.02 feet along the northeast line of Tract A to
the most northerly corner of Tract A in the southeast llne of F.H. 2818;
THENCE S 58 degrees qq' 20" W - 386.21 feet along the northwest line of Tract A to an
angle point;
THENCE S 57 degrees 02' 34' W - 152.91 feet continuing along the northwest line of
Tract A;
THENCE S 32 degrees 57' 26" E - 320.00 feet;
THENCE S 57 degrees 02' 34" W - 272.25 feet to the northeast llne of Welsh Avenue;
THENCE S 32 degrees 57' 26" E - 83.59 feet along the northeast llne of Welsh Avenue to
an angle point;
THENCE S 27 degrees O5~ 07" E - 16.73 feet continuing along the northeast line of ~elsh
Avenue to the Point of Beginning and containing 6.86 acres of land more or less, from
Single Family Residential District R-I to Planned Coranercial District C-3.
TRACT NO. 2
Beginning at the intersection of the northeast llne of Welsh Avenue and the southeast
line of F.M. 2818 at the most westerly corner of the said Tract A.

THENCE S 32 degrees 57~ 26" E - 320.00 feet along the northeast line of Nelsh Avenue;
THENCE N 57 degrees 02' 3q" E - 272.25 feet;
THENCE N 32 degrees 57~ 26" W - 320.00 feet to the southeast line of F.M. 2818;
THENCE S 57 degrees 02~ 3q" N - 272.25 feet along the southeast l~ne of F.M. 2818 to
the Point of Beginning and containing 2.00 acres of ]and more or less, from Single
Family Residential District R-1 to Neighborhood Business District C-N.
And, it is ordained that said changes shall become effective immediately.
