AN ORDINANCE REZONING TWO TRACTS OF LAND LYING AND BEING SITUATED IN THE MORGAN RECTOR
LEAGUE, ABSTRACT NO. 46, COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND BEING MORE FULLY OES-
CRIBED BY METES ANO BOUNOS IN THE BODY OF THIS OROINANCE FROM 5INGLE FAMILY RESIOENTIAL
OISTRICT R-1 TO GENERAL COMMERCIAL OISTRICT C-1.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thurs-
day, Septe~nber 27, 1984, on the question of rezonlng certain areas within the
city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the followlng two (2) tracts of land , both
lying and being situated in th Morgan Rector League, College Station, Brazos County,
Texas, and being more particularly described as follows:
TRACT NO. 1
Being ali that certain 2.10 acre tract or parcel of land lying and being situated in the
Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas and being a
portion of that 2.52 acre tract of land conveyed to Ralph E. Miller et ux, Aletha J. Miller
and Billy H. Ransdale ut ux, Cassandra K. Ransdale by H. E. Burgess, Trustee by deed re-
corded in Volume 318, Page 470 of the Deed Records of Brazos County, Texas said parcel
belng a portion of Lot 16 of the LaLeview Acres Subdivision as shown by plat recorded in
Volume 128, Page 300 of the Deed Records of Brazos County, Texas, and being more partl-
cularly described by metes and bounds as follows:
BEGINNING at a rock found marking the intersections of the northeast right-of-way
line of State Highway No. 6 and the southeast right-of-way llne of Morgan Land;

portion of that 2.52 acre tract of land conveyed to Ralph E. Mil)er et ux, A)etha J. Mi)leK
and Billy H. Ransdale et ux, Cassandra K. Ransdale by H. E. Burgess, Trustee by deed re-
corded In Volume 318, Page 470 of the Deed Records of Brazos County, Texas said parcel
being a portion of Lot 16 of the Lakeview Acres Subdivision as shown by plat recorded in
Volume 128, Page 300 of the Deed Records of Brazos County, Texas and being more particular-
ly described by metes and bounds as follows:

COHHENCING at a rock found marking the intersections of the northeast right-of-way
line of State Highway No. 6 and the southeast right-of-way line of Horgans Lane;
THENCE N 45o00'00" E along the aforementioned right-of-way line of Morgans Lane for
a distance of 390.89 feet to the PLACE OF BEGItlNING;
THENCE N 45o00'00" E for a distance of 77.84 feet along said Morgans Lane right-of-
way line to a 1/2" iron rod set for corner;
THENCE S 45°16'31'' E for a distance of 233.50 feet along the common line between
Lot 15 and Lot 16 of the aforementioned Lakevlew Acres Subdivision to a 1/2" iron rod set
for corner;
THENCE S 44051'24'' ~ for a distance of 77.84 feet to a point for corner;
THENCE N 45°16'31'' ~ for a distance of 233.69 feet to the PLACE OF BEGINNING and
containing 0.42 acres of land, more or less, from S~ngle Family Residential DistricL
R-1 to General Commercial District C-1.
And, it is ordained that said changes shall become effective immediately.
