AN ORDINANCE REZONING FOUR TRACTS OF LAND LYING AND BEING SITUATED IN THE MORGAN RECTOR
LEAGUE, ABSTRACT NO. 46, COLLEGE STATION, BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DES-
CRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY DISTRICT R-1
TO GENERAL COMMERCIAL DISTRICT C-1 AND ADMINISTRATIVE-PROFESSIONAL DISTRICT A-P.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, August 23 , 1984 on the question of rezoning certain areas
within the City Limits:
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following four (4) tracts of land all lying
and being situated in the Morgan Rector League, College Statlon, Brazos County, Texas,
and being more particularly described by metes and bounds as follows:
TRACT NO. 1
Field notes of a 3.38 acre tract or parcel of land, lying and being situated in the
Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas, and being a
portion of that 32.28 acre tract conveyed to Sypcon Construction Corporation by Metro Pro-
perties, Inc. by Deed Records of Brazos County, Texas, and being more particularly des-
cribed by metes and bounds as follows:
COMMENCING at the southernmost corner of Lot 5, Block One, Woodstock Section One, as
shown by a plat recorded in Volume 436, Page 48i of the Deed Records of Brazos County,
Texas;
THENCE S 44°55'O5'' E for a distance of 521.46 feet to the PLACE OF BEGINNING;
THENCE N 44°47109" E for a distance of 194.07 feet to a point for angle point;
THENCE N 81°44'01" E for a distance of 426.64 feet to a point for corner;
THENCE S 18016'59" E for a distance of 59.13 feet to the beginning of a curve to
the right;
THENCE S 16°42'5Z'' E for a distance of 62.36 feet along the chord of said curve, having
a cent-'~'~al ~ngle of O3V08~04" and a radius of 1139.94 feet to end of said curve;
THENCE S 15Oo8104" E for a distance of 2.92 feet to a point for corner;
THENCE S 45°56'52'' W for a distance of 478.98 feet to a point for corner;
THENCE N 44055'05" W for a distance of 356.83 feet to the PLACE OF BEGINNING and
containing 3.38 acres of land, more or less from Single Family Residential Oistrict R-I
to Admlnistrative-Professlonal District A-P.

Field notes of a 3.92 acre tract or parcel of land, lying and being situated in the
Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas, and being a
portion of that 32.28 acre tract conveyed to Sypcon Construction Corporation by Metro Pro-
perties Inc., by deed recorded in Volume 435, Page 692 of the Oeed Records of Brazos County,
Texa~, and being more partlcularly described by metes and bounds as follows:

COMMENCING at the southernmost corner of Lot 5, Block One, Woodstock Section One, as
shown by a plat recorded in Volume 436, Page 481 of the Deed Records of Brazos County,
Texas;
THENCE S 44°55'05" E for a distance of 132.61 feet to the PLACE OF BEGINNING;
THENCE N 75°48~20'' E for a dls~ance of 206.56 feet along the chord of a curve to the
right, having a central angle of 11 51'22" and a radius of lO00.O0 feet to a point for the
end of said curve;
THENCE N 81°44~01'' E for a distance of 570.16 feet to a point in the intersection of
the centerllne of proposed Holleman and Dartmouth Roads;
THENCE S 18°16J59" E along the centerline of proposed Oartmouth Road for a distance
of 220.00 feet to point for corner;
THENCE 5 81°44'01" W for a distance of 426.64 feet to a point for angle point;
THENCE S 44%7'07" W for a distance of 194.07 feet to a point for corner;
THENCE N 44o55'05" W for a distance of 388.85 feet to the PLACE OF BEGINNING and

Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas and being
portion of that 32.28 acre tract conveyed to Sypcon Construction Corporation by Metro
Properties Inc., by deed recorded in Volume 435, Page 692 of the Deed Records of Brazos
County, Texas, and belng more partlcularly described by metes and bounds as follows;
BEGINNllIG at the southernmost corner of Lot 5, 81ock One Woodstock Section One, as
shown by a plat recorded In Volume 436, Page 481 of the Deed Records of Brazos County,
Texas;
THENCE N 45044'49" E for a distance of 790.03 feet to a point for corner;
THENCE S 31°16'05'' E (along the centerline of proposed Dartmouth) for a distance of
519.38 feet along the chord of a curve to the right, having a centra! angle of 25°58'12''
and a radius of 1155.74 feet, to the end of said curve;
THENCE S 18°16'59" E along the centerllne of proposed Dartmouth Drive for a distance
of 72.29 feet to a point for corner in the intersection of the centerline of proposed
Dartmouth and Holleman Roads;
THENCE S 81°44J01- W (along the centerline of proposed Holleman) for a distance of
570.16 Feet to the beginning of a curve to the left;
THENCE S 75°48~20" W for a distance of 206.56 feet along the chord of said curve,
having a central angle of 11051'22" and a radius of 1000.00 feet to a point for corner;
THENCE N 44°55~05" W for a distance of 132.61 feet to the PLACE OF BEGINNING and
containing 6.32 acres of land. more or less. from Single Family Residential District R-I
to General Commercial District C-1.

Morgan Rector League, Abstract No. /46, College Station. Brazos County, Texas and being a
portion of that 32.28 acre tract conveyed to Sypcon Construction Corporation by Metro Pro-
perties Inc., by deed recorded in Volume /435, Page 692 of the Deed Records of Brazos County
Texas, and being more partlcularly described by metes and bounds as follows:
BEGINNING at the easternmost corner of Lot 5, Block Two, Woodstock Section One, as
shown by a plat recorded in Volume /436, Page hS1 of the Deed Records of Brazos County,
Texas;
THENCE S ~°32'OO" E for a distance of 853.83 feet to a point in the centerline of a
proposed road (proposed Holleman);
THENCE S q5°56'52" W along the centerline of the aforementioned road for a distance
of 252.-'~'J~b'--~eet ~o the beginning of a curve to the right;
THENCE S 63o50'26" W for a dlstance of 61h./48 feet along the chord of said curve,
having a cen:ral angle of 350/47'09" and a radius of 1000.00 feet to a point for the end
of curve.
THENCE S 81%/4'01" W for a distance of 15/4.86 feet to a point of intersection of the
centerllne said proposed Holleman and proposed Oartmouth roads;
THENCE N 18o16159" W along the centerline of a proposed road (Dartmouth) for a dis-
tance of 72.29 feet to the beginnlng of a curve to the left;
THENCE N 31o16'05" W foe a distance of 519.38 feet along the chord of said curve,
having a central ang)e of 25u$8'12'' and a radius of 1155.7h feet, to a point for end of
curve and corner;
THENCE N qS°q/4'h9'' E for a distance of 809.01 feet to the PLACE OF BEGINNING and con-

And, It is ordained that said change shall become effective immediately.
