AN ORDINANCE REZONING TWO TRACTS OF LAND LYING AND BEING SITUATED IN THE /~ORGAN RECTOR
LEAGUE, ABSTRACT NO. 46, COLLEGE STATION, BRAZOS COUNTY, TEXAS AND BEING HORE FULLY
DESCRIBED BY t4ETES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM APARTHENTS HIGH DENSITY
DISTRICT R-6 TO GENERAL COMMERCIAL DISTRICT C-1 AND ADMINISTRATIVE-PROFESSIONAL DISTRICT

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, Feb~'t~_.-~ 23~ 1984 on the question of rezoning certain areas
within the City Limits;
AND, WHEREAS, [he City Council has determined the following:
To rezone or change the classlfication of the following two (2) tracts of land all
lying and being situated in the Horgan Rector League in College Station, Brazos County
Texas, and being more fully described by metes and bounds as follows:
TRACT NO. 1
Being a 4.97 acre tract or parcel of land, lying and being situated in the Morgan
Rector League, Abstract No. 46, College Station, Brazos County, Texas and being a portion
of a 33.63 acre tract heretofore conveyed to James E. Jett, Inc. by W. R. Newton, Trustee
by deed recorded in Volume 515, Page 1gl of the Deed Records of Brazos County, Texas
and being more particularly described by metes and bounds as follows:
COHMENCING at the northwest corner of Lot 19 of the Richards Subdivision an addi-
tion to the City of College Station as recorded in Volume 137, Page 25 of the Deed
Records of Brazos County, Texas;
THENCE N 46°OO'55'' W for a distance of 329.56 feet to the PLACE OF BEGINNING:
THENCE N 46°OO'55I' W for a distance of 30.OO feet;
THENCE N 46013'09'' W for a distance of 481.OO feet;
THENCE N 54°11'12'' E for a distance of 317.OO feet;
THENCE S 77°20'13 E for a dlstance of 555.23 feet to a point on a curve;
THENCE along a curve to the left for an arc distance of 137.10 feet to the end of
said curve; (Curve Data: Central Angle ~ O7°51'18"; Radius = 1OOO.OO feet; Tangent =
68.66 feet: the Chord Bears S 48°52'34' W for a distance of 136.99 feet);
THENCE S 44°56'55'' W for a distance of 462.49 feet to the PLACE OF BEGINNING and
containing 4.97 acres of land, n~re or less, from Apartments High Density District R-6
to General Commerclal District C-1.
TRACT NO. 2
Being a 9.20 acre tract or parcel of land, lying and being situated in the Morgan
Rector League, Abstract No. 46, College Station, Brazos County, Texas and being a portion
of a 33.63 acre tract heretofore conveyed to James E. Jett, Inc. by W. R. Newton, Trustee
by deed recorded in Volume 515, Page 191 of the Deed Records of Brazos County, Texas
and being more particularly described by metes and bounds as follows:

THENCE along a curve to the right for a8 arc distance of 298.00 feet to the end of

And, it is ordained that said changes shall become effective immediately.
