ORDINANCE NO. 1535 AN ORDINANCE REZONING A 6.3~ ACRE TRACT OR PARCEL OF LAND, LYING AND BEING SITUATED IN THE MORGAN RECTOR LEAGUE, ABSTRACT NO. 46, COLLEGE STATION, BRAZOS COUNTY, TEXAS AND BEING A PORTION OF A 33.63 ACRE TRA~T HERETOFORE CONVEYED TO JAMES E. JETT, INC. BY W. R. NEI4TON, TRUSTEE BY DEED RECORDED IN VOLUME 515, PAGE 191 OF THE DEEO RECORDS OF BRAZOS COUNTY, TEXAS ANO BEING MORE PARTICULARLY DESCRIBED BY METES ANO BOUNDS IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIOENTIAL OISTRICT R-1 TO GENERAL COMMERCIAL OISTRICT C-1. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, Febzuazy 23, 1984 on the question of rezoning certain areas within the City Limlts; AND, WHEREAS, the Clty Council has determined the following: To rezone or change the classlflcation of the foll o~ing tract of land lying and being situated in the Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas and being more fully described by metes and bounds as follows: A 6.34 acre tract or parcel of land, lying and being situated in the Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas and being a portion of a 33.63 acre tract heretofore conveyed to James E. Jett, Inc. by W. R. Newton, Trustee by deed recorded In Volume 515, Page 191 of the Deed Records of Brazos County, Texas and being more partlcularly descrlbed by metes and bounds as follows: BEGINNING at the northwest corner of Lot 19 of Richards Subdlvislon an addition to the Clty of College Station, as recorded In Volume 137, Page 25 of the Deed Records of Brazos County, Texas; THENCE N 46°OO'$5'' W for a distance of 32~.56 feet; THENCE N 44°56'55'' E for a distance of 462.4~ feet to the beginning of a curve to the rlght; THENCE northeasterly along said curve to the right for an 8rc,di~tance of 435.10 feet to the end of said curve; (Curve Oata: Central Angle = 24 55 45 ; Radius = 1OOO.00 feet; Tangent = 221.O5 feet; the Chord Bears N 57o24'48.' E for a distance of 431.67 feet); THENCE S 44°55'O5'' E for a distance of 233.84 feet; THENCE S 44o47'09" W for a distance of 877.90 feet to the PLACE OF BEGINNING and containing 6.34 acres of land, more or less, from Single Family Residentlal Oistrict R-1 to General Commercial Olstrlct C-I.
